Or, the top 5 reasons why a home does not sell.

(LAKE TAHOE REAL ESTATE BLOG) We read an article last year about the reasons that keep Buyers away. It was a national article out of Inman News, and we thought we’d update it, and explore how it applies to our South Lake Tahoe real estate market now. A link to the Inman News article appears at the bottom of this article.

We’ll do each of the top five reasons in a separate article. This is number "three."

3. Condition of the Home. A house needs to show well, particularly in a Buyer’s market. Homes in better condition sell for more than homes that aren’t. Buyers want to look at homes that are as clean and as clutter-free as possible.

When considering the condition of a home as it relates to successfully selling it, “time” becomes a factor. So does, and very much so, price. A reasonably priced home will sell most any time in any market, but lack of condition always comes at the expense of price. Sometimes too at the cost of time.

To Sell a Home as Quickly as Possible:

  • -- Get it as clean and as tidy as possible.
  • -- Price it right (even if you one has to take a “condition” hit).

To Get the Most Money Possible:

  • -- Get it as clean and as tidy as possible.
  • -- Get it pre-inspected.
  • -- Make all repairs.
  • -- Get it pre-appraised.
  • -- Get curb appeal as attractive as possible.
  • -- Exterior and yard clean and attractive as possible.
  • -- Paint it if it needs it, and in a neutral color.
  • -- Carpet it if it needs it, and in a neutral color.
  • -- Price it at the top of the current market range.

To Get it Sold as Quickly as Possible... for the Most Money Possible:

  • -- Both of the above, but position it to be at the most attractive price against all competition (of comparable size, location, age and amenities offered).
