$8000 Tax Credit on Minnesota Homes (Only 91 Days Left)

If your looking to get in on the up to $8000 tax credit for a home purchase in Minnesota there is 91 days left before this expires.  With the NFL season on the horizon, 91 days for the tax credit is like the 2 minute warning in a football game.

Time is running out so you need to get something going in a hurry to beat the clock.  A lot of things need to come together for a successful sale.  Getting pre-approved, narrowing your search, looking at homes, making an offer, getting an offer accepted, having a home appraisal go well, getting a final loan approval and then finally closing on the home.

This for most buyers is a 90 day or more process. Of course if you already have some momentum your looking at about 45 days to get this done.  Meaning their is not much of a margin for error.  If something does not go as expect - the clock could just expire with nothing you can do about it.

That's right Chuck, we are quickly running out of time.  

I tell prospective buyers that if they don't have a property identified and an (FHA) offer submitted by October 1st, it is GAME OVER.  Yes, we may be able to get offers submitted as late at October 15th, provided that the lender has in-house underwriting and absolutely nothing goes off track.

Borrowers with stellar credit, boatloads of assets, and a rock-solid conventional lender relationship MAY be able to push the envelope to late in October.  I just don't want to be the bearer of bad news when a closing date gets moved to December 2nd over a minor oversight.  (Not so "minor" when eight grand is at stake.  Is it?)
