Now your Buyer is pre approved for a mortgage, you know how much they want to spend and you have a pretty good idea what they're looking for in a new home.  Now it's time to conduct a search of the MLS.  Having your buyer meet you at your office to look at listings on the computer is great if they have the time to do that.  It gives you an opportunity to build rapport and see first hand what they like and don't like as you search through the listings.  Of course, with everyone's busy schedules it's not unusual that many people today choose to e-mail listings to their buyers rather than sit in the office in front of the computer and go over them.  By e-mailing the listings it allows your buyer to take their time looking them over before selecting the ones they want to see.  Once they've narrowed it down to a select few it's time to schedule the showing appointments.  Every listing will have specific showing instructions which you should follow when making your appointments.  This will allow for a smooth experience with your buyer.
