I want to address my solution to # 2,

I always suggest my buyers ask for a price adjustment using the following line of logic...

The seller may or may not do the repairs to your satisfaction.  Get estimates, show the seller the estimates and ask for a reduction, then you know the repairs are done, done right, you get the warranty if there is one.  It always works best.

I agree with you regarding a credit for repairs. People selling a home usually donot fix it the same as those buying it would do. Where is Lake Sinclair?
