Assistant/Transaction Coordinator Needed for a Busy, Full Time Husband & Wife RE Team

Duties include:

· Assist with the marketing of properties in the MLS & on various websites

· Complete Comparative Market Valuations/Broker Price Opinions (BPOs)

· Data entry with the ability to type 40+WPM

· Complete file & transaction management

· Follow up with lenders, buyers, sellers and title companies

· Conduct occasional Open Houses

· Show homes to prospective buyers as needed (take buyer overflow)

· Manage lockboxes/signs/supplies

· Scheduling/calendar management, answering incoming phone calls. Check messages regularly & return phone calls.

· Short Sale Processing:

· Evaluate hardship and financials for short sale feasibility.

· Submit short sale package to the banks.

· Follow short sale process to completion.

· Update with file status and provide weekly office updates.

· Negotiate with banks to accept offer.

· Call banks at least 2 times or more per week per file.

· Communicate with both Realtors and client on the file as to the status without being told to do so.


The best candidate for this position will possess the following characteristics:

· Real Estate License and common knowledge of real estate & mortgage terminology

· Motivated and ability to work independently and efficiently.

· Prior administrative skills. Must know how to use Zipforms, FlexMLS, Word, Publisher & Excel. Quicken & Docusign knowlege a +.

· Must know how to be professional when conducting business.

· Must be very proactive and hardworking, often without instruction.

· Must be focused with the ability to follow up and work with little supervision.

· Must be detail oriented & ORGANIZED as I am NOT (organized).

· Must show initiative and pride in his/her work

· Must be able to multi-task. A definite must!

· Must be a quick learner, personable, have strong problem solving skills, be a self-starter and assertive.

· Must possess a strong ability to communicate effectively orally and in writing

· Must show initiative and pride in his/her work!

· Must be able to handle a NON structured day and work under pressure with strict deadlines

· Must be able to work out of my home and yours.....this is a VERY casual environment!

· Must like children & be able to occasionally work around chaos (I have two little girls who are home from school/pre-k at 3pm)

· Please be reliable & looking for a long term position with us. If your goal is to become a FT agent, this may not be the right fit.

You will be an independent contractor. Hours are flexible and as business dictates. This position is technically part time, though we are busy enough right now and have been busy enough for the past year and a half to keep you busy full time. Hello, my name is Tyler and times have changed.   Paperless is the way to go.  

I work for over 250 real estate agents in seven states (including Florida) from right here in Asheville North Carolina as their closing coordinator.

 I have assisted in over 6500 closings since 1999 and own the only Virtual Closing Company with the most services for the lowest price.

 You simply fax (to my toll free number) or email the documents to me along with whom to order inspections from, what attorney / title company to use, and it goes straight into my computer program. The program I use is hacker proof and secure with a SAS 70 Level 2, which is the highest security available. It is that simple.

 I take it from there and make contact with all parties involved as "your assistant" and provide them with a toll free number to call me. I send the contract to the attorney / Title Company, lender. If any changes need to be made on any documents, I can usually get it back the same day using the program.

 All the documents are online via secure login and password that I send to you.

 All closed transactions are kept online for 7 years, viewable by all parties involved and I provide you with one CD-ROM with all the documents on it including the ever evasive final HUD that is needed for tax season.

 I keep up with all the dates in the contract and field all calls for you. Now that is not to say that no one will call you, but I try my best to handle all calls so you do not have to.

 I do not negotiate any repairs or advise anyone of any legal matters.

 I can send you a tremendous amount of references if you'd like.

 I do not require any payment up front, and I only get paid if the deal closes.

 Pricing:

Buyer side: $200.00 regular amount ($206.00 if you pay by Pay Pal)

Sellers side $85.00 regular amount ($91.00 if you pay by Pay Pal)

 All my invoices are sent to you after the deal closes from Pay Pal.

If you would like to save the additional charge by not using Pay Pal, just mail us a check for the regular amount. ALL payments are due within 10 days of the transaction being funded.

sounds like to me you need a full time real estate agent NOT A TRANSACTION COORDINATOR.  If you are asking your assistant to do all of those things, BPO's, Short Sale Transactions etc.  You are looking for an agent.  Its your job do all of those things listed above, not the TC.  Why would someone with all of that knowledge and experience want to be your TC or assistant when they could do all of that themselves and earn a higher percentage of a sale?

Sounds like you want a work horse not an assistant.
