Even small homes deserve great photos!

I recently photographed a home in University Heights that was just like the home my husband and I bought soon after we were married.  It was where we learned how to do home improvement, learned how to compromise on decorating tastes, brought home our first puppy, and later our daughter, needless to say we have many fond memories of the time we spend there.  I still drive by it if I'm in the area. 

I did a search to see other homes in the area and was surprised to see that very few had good quality photos. Even lighting, straight verticals, use of a wide angle lens... While I know the profit margin is much smaller on these types of homes, do they not deserve to look their best online?  After all, the typical age range of potential buyers of this type of home will probably be starting their search on the Internet even before they consider contacting an agent.  Yesterday's curb appeal is now Web Appeal.

With the high volume of homes in this price range what better way to stand out than to have great photos!

Blue skies are always a must, even if they have to be added!

Bright even lighting comes from multiple flash units, and make sure you show any window views!

Wide angle lens are a must for small rooms and bathrooms, they are important to show too!

Here in my market we average just over 6 photos per listing, in the MLS - yet the MLS allows us to include 20 max.

Probably no surprise that those with 20 pictures sell quicker and for more money than those with 1 - on average.

Anna, very good points. It's those small spaces that are hard to photograph without a wide angle lens. What always amazes me is the many photos I come across that were clearly taken from the car.

Every home deserves great shots but especially the small homes. Larger homes speak for themselves, smaller ones need something to help do the talking for them. Great photos may bring clients that would have otherwise dismissed a small treasure.

We agree, the sellers of all homes deserve to have their homes marketed properly with great quality photos. It a buyer doesn't like what they see on line, they won't want to see it in person.

Very nice images and good points you are making. I struggle to educate the realtors and brokers in my area because many have been convinced that mediocre is okay. One company realy can bring down the quality in an entire area.

Glad to see so many here understanding the need for quality images!!

Great photos ... interesting fact from John about  the more pictures the more money and the faster it sells ... I didn't know that. Very interesting.
