Dinah Loves this HouseWhen I show houses I am not just there to open the door. Of course I research the homes and give my clients information on the neighborhood, but here is so much more.

The first thing I want to find our for my buyers is -why the Sellers are moving?

When making an offer on a house it is important to remember that the houses listed price is  just the asking price.

 The asking price can be based on many different decisions, and these will play into the reasoning the owners will use when  deciding whether they can or will accept an offer.

Once you know why the Sellers are selling you can research the price and get an understanding of where they are coming from. Every seller has a need. In discovering that need you can assist your Buyers in making a good offer.

Surprisingly enough it is not always price that a seller is trying to meet. Sometimes it is deadlines. There may be a new job waiting, or a new home that they wish to purchase, or even a vacation they want to get underway.They may also need to wait to move and rent the house back from the Buyer for a period of time.

The reasons vary as do the prices they will accept. When submitting an offer I make sure to do a market analysis for the property. After all I work for the Buyers not the sellers and it is important that they are aware of the equity in the home they are about to purchase, as well as any potential equity they may acquire if they make any updates or repairs to the home.

It amazes me when an agent who claims to represent their buyer doesn't pull comps for their buyers.  How do they keep getting clients???  Sounds like you do a great job for yours.
