A step in the right direction.

I've been pondering the issue of registration recently.  When it comes to searching the San Antonio MLS, I am confident that RErockstar.com (my main site) provides one of the best ways to search for homes in San Antonio (thanks to my good friends at ARE-TEC).  After thinking about it for a few months, I have decided to open up the floodgates and remove all registration requirements from the site.

Why?

The answer is simple.  You would have done it anyway.  I never required registration on my site.  While searching for a home in San Antonio using our MLS (Multiple Listing Service) and IDX, my site would remind you to register.  It's called the "nag" function.  Every so often, the MLS search would "nag" you to register.  Soft, gentle reminders.  I decided they were getting in the way of your search.

Some agents would say this is crazy, because I am just throwing the information out there and hoping someone will contact me and say "I want to buy this house."  My gut (and local San Antonio Twitter friends) say differently.  We all know I'm not doing this for free, I expect to work and be paid for my work.  All Realtors® do.  People in general like to get paid.  Here's my theory.  If you try out my San Antonio home search and like it, you're more apt to come back if you don't keep getting nagged to enter in your name, telephone number, and email address.  You'll actually use the site more frequently and as you become comfortable there, you'll start reading my blogs and getting to know me.  From there, the choice is yours - do you trust me enough to pick up the phone and call me or enter in your contact info so I can call you?

I'm here to build a relationship with my clients and my prospective clients (as well as the local community in general) and by allowing you the freedom to explore on your own, without me calling you every five minutes of the day, you will have time to make the kind of choices that I am a big proponent of - personal, educated, informed choices.

We do not require registration and our property search is very active with folks who do register anyway! Good post and I cannot believe UGG boots spammed you. I wish there was some way to deal spammers the same grief that they give...

Good thoughts Matt. Many consumers refuse to register anyway!! Another methodology is one or two searches for free and then they ask for registration.

Matt, I don't require registration either although I have thought about it. I guess the reason I haven't is that I'm not really big on working with buyers anyway. I habve read many articles about the pros and cons and have really never understood why some folks feel this is a controversial subject. Do what works for you and what you are comfortable with. The consumer can then decide if it's for them or not.

Good for you!  I have heard arguments for both sides of the coin in this case.  I have never been a fan of mandated registration and I get business from my website.  I see it this way...if they have to give up the farm to get info and other sites are giving it away for free, well then I am probably losing some to them anyway.  So why not be an information gatekeeper and just share knowledge.  Works for me!  Great job!

Who came up with the requirement that you must sign up to get information. My corp. website has that function and I think it is terrible. I get more sign ups on my personal website where they can pick or choose to sign up. The consumer remembers where they can get information not who makes them take time to sign up to get information.

It isn't priviliged information anymore and the old school still fails to understand that sometimes.

Matt, everything I have read says make them register later in the process. You will get fewer leads than if you make them register upfront, but they will be better leads. Your idea of not making then register at all is good. If they want to work with you they will contact you, whether you amke them register or not.

Matt... I agree with you 100%.  I've never required registration on my site, and really think that's the way to go.  Lenn's "push/pull" marketing theory is right on, but the reason I don't require it is the number of thimes I've been to other sites that require registration to get a piece of information.  I simply "hang up" on them and go elsewhere to get what I need.  I figure it's no different with people visiting my site.  Good post!

Hi Matt. I like the theory but in practice how will you know who they are???  I am curious if there will be a change in quality and/or amount of customers so I hope you update.

Wow, here's a great example of not expecting a feature at all - and then getting one.

I wrote this post for the consumers passing through and didn't even expect much chat amongst agents about it.  I know it's a constantly debated topic and I hadn't really thought much about it until recently.

My thinking was that I was seeing a lot of short searches performed, but less in-depth searches.  The "nag" function asked for registration after seeing x amount of detailed listings or x amount of list views.

Say for instance your search pulled up 20 listings.  I (example only) had it set for 3 detail view and 5 listing view.  This means it would show you 5 listings per page and everytime you hit "next" it would ask you to register.  It wouldn't force you to, but it would ask.  After looking at the details of 3 homes, it would ask you again.  Once again, no force, just a simple request.

Because it was never forced, I figured people would just bypass it and move along.  Instead it seemed that many of the searches were stopping right when they saw the first or second registration request.  It will be interesting to see how the new changes work.  I spoke with two local residents on Twitter yesterday about it and they were both happy to see the registration requirement leave.

Fernando - I am building relationships with prospective clients by allowing them the time to get to know me before they ever meet me.  I've had a lot of great compliments when meeting people for the first time revolving around facts they knew about me thanks to my blog.  It is a one-sided relationship as I have no clue about them, but I find that it helps build the trust and likability long before the meeting.  Many clients already had their minds made up when they approached me.

Matt, Agents here are not permitted direct IDX access so I had to frame our office website into my own website for people to be able to search. So I am forced to ask them to register because I stand a greater risk of losing them by not asking.

I firmly believe that real estate agents and brokers in Maryland and Northern Virginia should all require registration before the consumer can view listings.

Except for me. 

BTW, my IDX does not provide all information.  It does provide photos and that and price is the thing folks want most.  If they really want complete info, they call me. 

Then we take them out and sell them a home.

I am agreat believer that an IDX solution is more important than a blog fopr a web site although they run neck and neck, and do work together. I require registration but it goes against my instincts. Do myou get a lot of voluntary signs ups that give you email addresses?

This is my thought.  People can get their information from anywhere.  What attracted them to your website?  If they found your website there had to be a reason.  A reason of Value.  And if they found your website they were looking for something.  If they are searching from your website, if the value is great enough, they will sign up.  THen you can contact them and give them even more value.  If the value is in your sight, they will sign up.  what are the chances of them finding your website again?

This may be an oversimplification, but The only reason to maintain a website is to generate leads and the only reason anybody visits a realestate agents website is to search the mls. The question is..How can we get the folks that are interested to raise their hand and ask for help. As I see it there are only three ways 1) require a registration to access the search function 2) provide the search function with a contact me button 3) A middle road where one can do a search, but to get any detail on a listing, require a registration.

My advice is to try all three and go with what works best for you.

Although I know most folks would rather not register, I also know most folks that do register with their phone number and email address are serious. At my company we provide a great deal of info on the website without registration, and even allow a property search without registration. However as soon as they click on a "more info" button we ask for a registration. And as soon as they register an agent calls

Hi Matt -- I applaud your decision.  I've tried it both ways and found I get more business with registration, which is my purpose, so I leave it on.  I know some agents who don't and they feel it works for them.  The beauty of choice.

David - I've never been afraid to say I like to earn money.  When I was in my band days I saw so much about the "greed" in the music industry.  I always fought back on that one by explaining how I love what I do and how passionate I am about it, but facts are facts - love and passion didn't feed me every night.  They didn't put gas in my car or pay my mortgage.  I am never ashamed of admitting I like money and I love earning it.  How I do that is what makes the difference.
