Pre-Sale Home Preparation Pays Off!

By
Real Estate Agent with Keller Williams Realty, Puget Sound

I want to start by thanking Jerry and Jan Rutherfordfor introducing us to Wesley and Toko Feighner, and to thank Carl and Carmen Smithfor introducing us to Tom and Linda Gretton.  It is a privilege to work with sellers from the day they start thinking about putting their homes on the market and to be able to provide the full range of remodeling services to help sellers have the best house for the best price on market.  In the end we are able to net the highest possible price for sellers.....and really get homes sold!

Remodeled CondoCompletely New Kitchen UpgradeFreshly Painted Throughout

Wesley and Toko have just listed with us to sell their spectacular 1588 sq. ft. 3 bed 1.5 bath condo on Kent's West Hill.  Neighbors and visitors love the all new kitchen and half bath recently remodeled by Painter Dave, who goes well beyond his name, serving our customers with reliable and affordable general contractor remodeling services.  Listed at $209,000 the sellers will pay 3% buyer closing cost with a full price offer.  They have fixed it up and put it on the market as the best condo for the best price.  And since this is not a short sale....it is a perfect option for the first time home buyer looking to make a last minute purchase to get the $8000 tax credit.

Tom and Linda Grettonhave been on the road as year-around RV'rs and recently decided to sell their home in Federal Way.  Kirk started by helping the current tenants find a new rental house that would meet their needs.  A full inspection was conducted by West Coast Home Inspectorsand a punch list was bid and budgeted to ensure the house could compete and meet FHA financing requirements.  The work included cedar roof treatment and repair, replacement of the exterior staircases and decks, installation of new vinyl window, updating of interior doors and millwork, popcorn ceiling removal, interior painting and refreshing of baths, kitchens and carpets. Re-landscaping solutions will provide that final touch for the perfect first impression. Before updates, this house would have gone on market at $199,950 with an expected sale at $175,000.  Fully refreshed, it will go on market at $325,000.  With $40,000 in upgrades....this was a good owner investment overall.  We will be bringing this home to market October 1st....another great equity based sale that can capture the $8000 tax credit in it's final rush.

As "full service" realtors, we have the opportunity to help home owners in a wide variety of ways.  We enjoy the phase of preparing a home for market as much as the sale itself.  Seeing sellers maximize their investment and buyers get homes they can immediately enter and enjoy, is a joy in any market.

Kathryn,

Really nice listing and it is great when sellers will work with you in preparing their home for sale.
