Does this look like you or your seller customers??

 

This is the last look we want our sellers to display! And sellers definitely don't want to be frustrated as they go through one of the biggest financial transactions of their life!

My question to all of you is this. When you are listing a home, or if you are a home seller, what are your major concerns when it comes to selling your home? And what situations have you found yourself in?

Is it something along the normal lines of "what happens if the buyer backs out at the last minute"?.

Or how about "What do I do about my privacy/documents/medicine while my house is on the market?

If you are an agent, what scenarios have sellers asked you about during your listing presentation?

Are they frustrated at the time it takes to sell in this market?

Why is this happening now

I DO NOT want to see my sellers to look like this!

What are your stories, and more importantly, solutions to big problems you have encountered in your listings?

In our market I think buyers and sellers are both frustrated the same. Sellers are not realistic on what the value of their home is worth and buyers think they can still offer low ball prices. Once buyers get in the game they realize there are multiple offers and they have to go over the asking price (assuming the home is priced right for the market.) Then it all comes down to lending, another reason to pull your hair out!

One of my greatest helps for dealing with sellers is having an upfront talk with them about what they can realisicaly expect in our current market such as; how many showings they can expect, what the average time on the market is and how that plays into their pricing, showing them what your next steps for marketing their home is going to be and doing followup regularly with them to keep them in the loop during the waiting period.  Being tactful, upfront and honest about their market goes a long way in keeping a seller....

I like the comments...we as agents have to keep them informed and realistic to the market it what to expect and how to deal with it.

Pet issues often arise during the listing consultation.  What to do with "killer", the beloved family dog who wouldn't hurt a flea.  When I suggest that "Killer" should be placed in a doggie crate for visitor's protection, the sellers express shock that I would even suggest such a thing as that.

Thanks for the feed back guys. I agree that as agents, we have to set realistic expectations for our sellers. I would guess that after the first couple "house" issues like selling times and price etc., personal belongings and pets are the top concerns for sure! Any more examples would be great to hear too. :-)
