BIG SOUTH FORK TENNESSEE: Don't Wait To Buy Land...Buy Land And Wait!

By
Real Estate Agent with Tennessee Recreational Properties

If you're thinking of making a trip to the Big South Fork in Jamestown, Tennessee to buy land, don't wait! All summer the foliage made it impossible to see "the lay of the land," but now...with the leaves coming off the trees...it is the perfect time to think about looking at property!

Baby Boomers and others considering retirement are eyeing Tennessee for a number of reasons, among them four distinct seasons with mild winters, low property taxes, no state income tax, low cost of living and low crime rate. There's breathtaking scenery in Big South Fork National Park and a myriad of outdoor activities for those who don't ride. For those who do ride, this is the best trail riding east of the Mississippi and it's called "The Trail Riding Capital of the Southeast."

The National Park Service has published a master plan detailing expansion of the already-fabulous trail system, encompassing 125,000 acres and hundreds of miles of existing trails, so this area is going to EXPLODE!

The closer property is to Big South Fork National Park, to trails or trailheads, the more its value increases exponentially. There are a number of very nice parcels of land...and some incredible bargains....in Spruce Creek Acres, in Rockhouse Ranch, in Laurel Fork Rustic Retreat, in The Highlands and in the general area near Big South Fork.

You can not go wrong to buy land now and hold on to it for a while. Come see for yourself!

Hi, Svetlana. I did a postcard mailing last year and took these pictures in the spring, in the early fall and again in late fall. Winters are mild here with only a little snow so it's the best time to look at land and see how it lays. This area is very attractive for retirees and I think more and more that newcomers will buy land and build one-floor homes rather than the traditional cabins which often have loft space.

Hi, Susan...why don't you move here and buy a cabin....LOL!

Thanks, Leilani. The scenery here is just breathtaking...not only for trail riding but hiking, mountain biking, white water rafting etc.

Additional Information

I live minutes from the Cumberland Trailhead into Big South Fork National Park, in Spruce Creek Acres, an equestrian community that abuts the park itself. Horses are a major part of daily life here and this is a very active, supportive horse-oriented community. It is a gift to work as a realtor here, listing horse properties and selling horse properties to horse people! We joke that I've probably done more real estate on horseback than off! If you want to "live where you love to ride," let me help you find YOUR Big South Fork horse property .
