Enough Hilarity - Being a Realtor is a Serious Job - Let's Get Back to Work!

O.K. we are all having way too much fun at Active Rain.  It has got to stop!Sad


Being a Realtor is a serious job.  There's work to be done so we need to stop playing!

We have 16 days to get those procrastinating first-time buyers into their homes.  They ain't going to get it done by themselves are they!

We have to follow up with the short sale agent to whom we submitted an offer 9 months ago to see if they have any news, that is, of course, if we can find them.

We need to find the key that is missing from the lockbox on the REO listing that we have just taken our buyers to.  No wait - there's an open window at the back, maybe we can climb in.

Now that we have actually gotten in we need to get out the ouija board to see what magic numbers and conditions will need to be put on the purchase contract that will miraculously hypnotize the bank into accepting our offer over the 36 others they have.

Next we have to run over to our Sellers whose overpriced listing we have been sitting on for the past 5 months to convince them to lower the price by $300,000 so that we can get is sold before our contract expires.

And then we need to convince the buyers who are reading the inspection report on th
e property they are purchasing - which points out every crack, damp spot, missing electrical plate, and recommends they bring in every kind expert under the sun - that the house is not going to fall down.

And buyer no. 3 needs us to talk to his lender.  The appraisal has come in $100,000 below the contracted price, so you try and get hold of the appraiser, but he has just gone back home to Uzbekistan.

You know what, I was wrong.  Go play in the Rain.  You deserve it!

Jane, my, you ARE having fun!

I am too, in the midst of getting a hole in a 20'ceilng repaired created at Sunday's open house by someone stepping off the floored part of the third floor and into the rafters, spend way too much time creating new documents with client attorneys for lease purchases, returning lots of calls to agents telling them that my buyer won't buy ro seller won't accept their buyer's offer, which is $100k below list. There was the investment property inspection this morning with one unit so wreaking with cat urine, I thought I would vomit, and these are the tenants who "don't have a cat." That settlement is postpone because no one can call the appraiser for fear of a $5000 fine.

Really, it's all okay, my boths are doing well, one in Sweden. and one in Boston for the Head of the Charles a spot in a movie about Facebook. I'm healthy, loving my yoga teacher training.

Now, you tell me something GOOD! :)

Janice,  didn't quite get the last but one paragraph, but it sounds good.  And yoga can make it all go away.  I can't do yoga.  Too much exercise for me.  But, seriously, it you look deep down, our jobs are hysterically funny.

Jane, I think you left off trying to reach the Gen Y'er who signed a purchase contract then took off for two weeks of wilderness camping and forgot to mention it...other than that sounds like  normal day at the office! ;-)

Jane - You forgot to include the calls to the young, sweet couple who have saved for years to come up with their down payment and have paid off all their credit card debt just so they could afford to buy a house that their most recent above list price offer on that run-down, dilapidated REO dump has been rejected because the bank seller chose to accept a low-ball all cash offer.

After 18 rejected offers in four months, they are so disgusted and discouraged with the market that they no longer want to look at anymore houses.  So you spend two hours on three different phone calls encouraging them to not give up looking because then they'll never realize their dream of home ownership.

Jane - I think most of us here in the LA real estate/lending market have some of these clients. However, if I weren't having so many of these calls lately, it might seem funny.  In the past 30 days, I had two different clients renew their leases because they had become so disgusted with the way they and their offers were being treated by listing agents.  Their last words to me were that they just needed a break from the insanity for a few months and maybe after the tax credit expires, they'll start looking again.

I had two other clients (that I recently blogged about) who had also become so disgusted with the way they were also being treated by listing agents that they went and took some very drastic measures.  While I completely understand the desperation that drove them to such measures, I worry that these moves were not in their best financial interests.

All we can do is try and be the best advisor to our clients and try and serve them the best way we know how and in the manner that they deserve.  The rest is out of our control.

Donne, it is insane around here.  There is so little inventory in our better markets that any time anything comes up at an even close to reasonable price it is gone in couple of days, into multiples and over asking.  And, of course the short sale and REO nightmare.  Getting a fair, courteous and competent realtor to deal with is virtually impossible.  I am not surprised buyers are giving up rather than facing the disappoint that they go through every time they find a house they finally like.
