Can you smell that? I can't be the only one who's keenly aware of that malodorous substance in the air... It seems to be coming from the source of much suffering and denial in the world of real estate these days. It's a giant elephant in the middle of the room and it's called F-A-I-L-U-R-E.

The failure I'm referring to is any one of these:

- A failure to meet your obligations to your self, your family or your creditors

- A failure to have a life that you actually choose to have and want to have

- A failure to have your expenditure of life energy, time and money result in the outcomes you determine for your self

  • The point is that failure to have the results you desire is a direct result of what you do, or don't do. Frankly it's not about surviving this market, it's ABOUT YOUR MARKETING.

It's about your ability to generate leads, convert your prospects and close transactions. I'm hardly telling you something you don't already know. But... I do feel it's necessary to point out that most of you are doing what doesn't work.

It's not that you're NOT working, it's that your MARKETING isn't working. And frankly, how long can you go on like that? If you cannot do effective lead generation on your own, you'll end up having to buy leads and that can be a dicey situation to say the least.

By now you're probably wondering what I've got to share that will change things for you. In a word: PLENTY

I've been reading your posts, hearing your questions just like the one posted by ActiveRain blogger Erin Golding who wrote What makes a good agent website?

I've spent a lot of time thinking about how to answer such an important question because ALL of you need to ask your self the same question and keep pursuing a truthful answer.

The simple answer is this:

A good website (or any other marketing effort) is one that consistently produces results that are RELEVANT to your goals. The not-so-sweet reality is that NAR reports that only 3% of an agent's business is generated by their own personal website.

What? How can that be? If 85% or better of real estate consumers begin their search online, how does just 3% of that traffic end up benefiting the agent?

I have decent lead generation (but it's a company site, not a personal one), but then again I am the company so it's quite personal to me.  I did subscribe and I am intrigued.  Can't wait to read more.

Because only 3% of agents of less effectively leverage the power of the internet and know what they are doing! My website generates 90% of my business. Its the rest of the transaction pipeline that I need to work on!

Allison you're right, unfortunately. Since you said you have such success with your site, I just had to take a little peek. I saw two area where you have lead capture forms (your foreclosure list and CMA offer). More importantly, what do you focus on to drive traffic to your site?

Inquiring minds want to know if you want to share :)
