Flooded BasementWet basements are a homeowner's and a real estate agent's worst nightmare.

The dingy walls, the awfull smells, the water stains are definitely not an asset ,and may render an otherwise good piece of property impossible to sell.

Wet basements are not just ugly and smelly. They are bad for your health and for your pocket.

The way the air moves inside a building causes the spores from the mold in the basement, to be carried upstairs. Sensitive people can develop allergy symptoms breathing that air, and if the mold happens to be of the toxic kind, everyone in the household can get really sick.

The dampness is also carried upstairs with the air, raising the RH levels in the upper floors. Humid air is much harder to cool and heat, so you end paying more for utilities as well.

In addition  there are the liability issues, and the disclosure laws.

Bottom line: nobody wants to own, buy or be in charge of selling a home with a wet basement.

It's always nice when people take the time to give some helpful hints on better ways to sell houses or how to work around problems that sometimes can't be stopped. Luckily for me there are not many "wet basements" in southern CA. Good luck and happy holidays.

This is good information. I just went through a sale like this. Dealing directly and openly with the problem and using reputable contractors was the key to satisfying the buyer and the seller.

Richard, that is a pity.

I've been home shopping and I know how difficult it is to find the "dream home". Having to walk away from it because od something like this is sad.

You client could then negotiated the price based on that quote.
