Home Buyer Scouting Report

By
Mortgage and Lending with Wintrust Mortgage

I am still stunned to see that so many loan officers and realtors take about a two month sabbatical around the holiday season.  Well, it helps those of us who enjoy getting out there and meeting prospective clients...so thanks.

I want to find the realtors that are still hungry for deals no matter what the time of year.  I am a loan officer for River City Mortgage and I currently utilize the Home Buyers Marketing (HBM) to manage leads from realtors and myself. I am looking for some individual realtors in the St Paul and South of the River area that want to work together and generate some substantial business.  If you do not know about this great marketing tool, I would love to talk to you about it.  Here is a little bit about it:

Strategic Business Partner

1. A business model to capture ‘lost contacts,’ generate more leads, and save marketing dollars

Key: * 8 out of 10 homebuyers are using the Internet to search for their next home purchase.

Having a plan for lead generation, capture and conversion is necessary in today’s Internet

environment.

2. Monitor buyer’s online home shopping activities for better target marketing

a. track buyer’s searching patterns (area, price, type of property)

b. track buyers looking at other new construction listings (know your competition)

c. stage buyers (hot, warm, cold) based on their online activity

d. know who’s actively looking to buy soon and focus your marketing efforts

3. Email and Multimedia Marketing: use the most advanced audio/video technology available, FREE!

a. Post videos online of weekly progress on your latest new construction model

b. Keep buyers up to date on neighborhood developments, lots for sale, custom builds, etc.

c. Utilize the Black.Dot communication features to ensure your pipeline of buyers receive communication on a consistent basis

d. Reach your entire pipeline of buyers with one broadcast email or target groups of buyers

e. Your logo and website link on every screen the buyer views

f. Be available to answer buyers’ new construction questions online

4. Utilize the HBM CONTACT CONVERSION® system with your HBM® Preferred Lender

a. Build buyer loyalty: Work together with your HBM® Preferred Lender to provide a guaranteed, timely response to questions asked by HBSR® enrolled homebuyers.

b. Cross-selling opportunity: As a partner in your marketing efforts, your HBM® Preferred Lender will cross-sell your new home construction services.

c. Future Business: Homebuyers will appreciate the high integrity they experience while Home Scouting™ online and will refer their friends and family to you.

This marketing tool is not going to generate leads for you, it only helps us manage the leads.

Call me or email Christopher Larson if you want to discuss partnering.  Either way, have a safe Holiday season!!
