  Classes on "How to sell your home with or without a broker.  How do you think this will impact Realtors?

Someone asked this question on Truila.  Her local Newspaper had an ad for a class this Spring on how to sell your home without a Realtor and wanted to know how it would impact Realtors, and here was my answer to her blog.

I don't think it will impact Professional Realtor's at all. Professional Realtor's usually end up listing most of those FSBO after a while.

Its a fact that most people buying homes are first time home buyers. Do you think that they are going to go buy their first home without a Realtor to guide, direct and counsel them? It doesn't cost them a thing so why not use a Realtor.


Next is investors, what do you think they are buying? They are looking for reduced low priced homes, foreclosures and desperate sellers that they can make a profit on and a FSBO are usually not investment properties they are folks trying to save a commission.

Another kind of buyer is the people relocating, they will get on the Internet and search for a particular home & price in a certain area they are not really sure of but are more than likely to use a Realtor because we are more familiar with the communities and what is available is at our fingertips on MLS and a professional has personally seen or will preview the homes for you so you will not waste time. A pro knows a good valued home in his or her area and saves you time and $$. Pictures of homes sometimes look great but when you get there the home needs too much TLC. Again it does not cost them a dime to use a professional Realtor.


Then there is the folks who will always use a Realtor over and over. Our loyal clients!  We appreciate you the most. 
and the horns blow.


So after that said, how much chance do you think FSBO's really have and do you really think they are saving money? Even if someone is interested in their home they will negotiate the price knowing they have already reduced it by at least the commission, so the buyer thinks they should reduce it even more.
I am not saying FSBO never sell their own homes but its very few that do. 

It takes more than just a class to sell a home for the most amount of money, in the least amount of time and the least convenience to the seller.


I for one would not worry at all. There is plenty of work out there if you know what your doing. 

FSBO' can be your target market for new listings!

I think that the entire business of real estate is changing and while I do agree that realtors are important, much of the information needed by buyers and sellers (not ALL of course) will be readily available, as opposed to 'the old days,' which means we (realtors) will need to be willing to change and adopt new ways of doing business. Also, the Buyers of the future (including now) know that they ultimately DO pay for a Buyer's Agent's fees.

Very exciting times out there! A bit scary too when one doesn't want to learn the foreclosure/short sale routine... but may have to!

Interesting question! I don't think it will have much of an impact on Realtors. People tend to trust experts in their field. I know I do! It usually work out best to have someone that knows what they're doing holding your hand. I guess we'll see what happens, though. Great post!

June--Good response--yours and the comments to your post.  May I use this material in CE class I am teaching in Erie in 2010?

Smart real estate agent who taught the class and thus picking up clients.

Another tip:  Talk to FSBO's and ask for a list of lookers who did not buy their house.  I got a listing & sale this way.
