4 things your IDX MUST HAVE !!!

... GREAT info from Bob Stewart here at RainCamp NYC regarding your IDX Website.

 

1) Ability to create UNIQUE URLs for each listing.

 

2) 2-Way Interaction with clients - Must be able to create an open dialogue and easy forum for clients to interact with you when they have questions or inquiries.

 

3) Ability to keep you and your agents ACCOUNTABLE. Must be able to generate reports and trackable goals. What was sent to clients, (listings, market info) how often are you or your team members communicating with clients etc ...

4) Automated Home Searches
Must allow you to set up automatic Listing Alerts for your clients - VERY UNDERUSED by agents who are too lazy to set these alerts up, but VERY VALUABLE to the client, and keeps you in front of them on a daily or weekly basis. Sure it takes a few moments to set up for each client, but once its done, it's automated and keeps working and sending listings to your client without any work from you !

Michelle ! As the weeks go on there will be much more shared by many of the agents, and you have to check one out if it comes anywhere near you :o)

Julia - I'm not sure that there is one all in one solution for these without having your web designer produce one for you. Choose an IDX provider that is reliable and updates hourly not daily or two-daily with MLS new listings, and if possible can send out the automated listings for #4. My RE/MAX IDX actually does this, but I also use this option in my MLS system to set up auto listing alerts for prospects. You may want to check your MLS. Then choose a CRM to manage your clients for #2 and #3. Again, my RE/MAX IDX has all of this, (except #1) but I actually use MarketLeader for my CRM, as it is very user friendly, and outstanding with it's branding, which I like a lot.

This was a phenomenal day of info, that I am going to try to summarize later tonight !

Thanks for the info. I'm currently using my MLS's IDX but so does everyone else in town (and it ain't that great). I'm thinking that with a more robust search than everyone else has I can make visitors more loyal to my site

Valerie ! Meeting my peeps was SOOOO much fun today ! I got to meet Paddy Pizappi, Steve Kappre, Thom Ray, Cindy Jones, Irene Kennedy, Leah Stern, JP Faranda, Gail Robinson, and many many more including a bunch I have met before like CTann, Pat Kennedy, Jeff Belonger, Brad, Bob and Jon, Josef Katz, Sal Poliandro, Lisa & Bob Hammersatein, Chris and Steph Somers ! So many fabulous peeps !!!!

Julia - Thanks for coming back :o) The key was not that the IDX was more robust, but that it was easy and simpler to use and that ALL THE OTHER pieces were in place. If your IDX allows people to search for listings easily, it doesnt have to have too many bells and whistles. But if you are sending out automated new listings as soon as they hit the market, and if you have a valuable drip cmpaign, and an easy, inviting way for clients to start a dialogue or ask a question of you, then THATS how you can stand out from the competition :o) Your CRM is your heartbeat in my opinion !

I'm surprised to hear that automated searches are so underused. It's just a couple of minutes up front to consistently send fresh content to our clients. Did Bob mention any preferred IDX providers?
