Nashville TN Real Estate - Bradford Hills 2009 Year End Market Report
The Nashville TN Real Estate market saw some major changes in the final quarter of 2009. With city wide sales up over 41% in the last quarter compared to the same time in 2008, those homeowners in the modestly priced homes saw inventory moving at a quick pace.
Bradford Hills was no different. With over 40 different Floor Plans and square foot sizes ranging from 1200 Square Feet (SqFt) to over 3000 SqFt we decided to give you the average price per square foot (SqFt).
The number of homes sold was virtually the same year to year. Prices dipped 5%, well above the 11% average price decrease in Nashville in general. The final quarter of 2009 had 8 closings and the 3rd quarter 11 closings. That means that 61% of the sales occurred in the last half of the year.
There are currently 7 houses on the market, one with a financing contingency. That leave 6 or a less than 3 month supply of homes.
The Nashville TN Real Estate market for the year is still down 9% over 2008. Sales prices are down 11%. Inventory is also down but there is still a 7 1/2 month supply. The average sales price in Nashville went from $251,790 in 2008 to $225,252 in 2009. I point this out because the average price of the 2482 homes that are currently on the market is $354,351. There are going to be a lot of very disappointed people!
