Single Family Homes for under 500k in Ewa Beach, Hawaii

There are several single family home developments in the Ewa by Gentry community that are part of a "Condominium Property Regime" or CPRAlmost all of these CPR'd homes are priced under 500k.

What is the difference between a regular single family home and one that is CPR'd?  The major difference is that with a CPR'd property, you have an additional payment in addition to your regular mortgage payment.

The payment is known as a "Maintenance Fee" and covers items such as water, sewer, front yard landscape maintenance, community swimming pool maintenance, road maintenance within the community and common area landscape maintenance to name a few.

Have your loan officer do some math for you to see how much home you can buy if you have a maintenance fee versus how much home you can buy without a maintenance fee.

David -- I gave your post a 5!  One other thing that the maint fee may include is your hazard insurance.  If this is part of your maintenance fee it may actually allow you to qualify for just a bit more.  Aloha

Randy-I try to sell anyones listings as long as they are what  my buyers are looking for.  I am going to list one in Montecito/Tuscany in about a week but it is the 4br model which is different than yours.

Neal-Just jump on a plane man!  I do feel your pain about the travelling.  We spent last Christmas in Disneyworld and flew home from Tampa to Atlanta and Atlanta to Honolulu.  I wanted to jump off the plane somewhere around the Arizona/California border.  That flight was very long.  Aloha!
