Short Sale Leads?

I have done a several short sales. All of my leads have come from word of mouth from friends or family. What successful forms of marketing besides direct mail, social media sites are people using? I do have been successful on the negotiating part and I am just having trouble getting the phone to ring. Any suggestions or tips to share????

I have used Craigslist, zillow, trulia and it seems like it is getting too expensive to get a few leads which is not a good ROI. I am getting spam by vendors trying to sell me expensive 30, 60 or 90 days late lists. We used to get them free from title companies but due to regulations they stopped doing that. Any advise fellow Activerainers?

We are using a combination of internet marketing, direct marketing in the form of postcards and printed material, and good old fashioned wall the neighborhoods.  I just think there is nothing better than a face to face meeting.

Hi Larry,

I guess you cover all the bases. Are you using the NOD's or the 30,60, 90 days late leads?
