Sumter county in December 2009 had 45 units closed.  This is down from November and December, but considering the time of year and holidays, this is not unusual.  Buyers continue to be active in Sumter County.  The number of units pending increased from 98 in December to 127 at the end of January.  With this number we should see more closings in the coming months.          While Sumter is getting off to a slow start in 2010, if you look at the Monthly Units Sold January is normally a slower month in this market (going back to 2008).  We see the units increase in February and continue through October.  Remember Sumter county did see an increase in closing October, November and December 2009, over the same months in 2008.  The jury is still out if we are seeing a turn around in the market. We cannot base the prediction on one bad month or several good months.         The days on market decreased in January to 128 down from 148 in December.  While this is a good indicator for the market, the number of units closed was down, leaving the question open for a turn in the market.          The number of new listings Sumter county was up to 179 in Janurary 2010.  January is a very popular for sellers to place their homes on the market as their PCS orders are coming up for the summer and also Sumter sees an increase in the number of buyers moving into the area during the summer months.            The year to date listings really is not telling us a lot at this point in the year, but might shed more light on the market after a few months.               The total number of listings available increased from December to January.  Given a smaller number of closings during January and an increase in the number of new listings, this increase is expected.               The median home price decreased in Sumter.  The current price of $120,964 is an indication of the homes being sold.  Along with the median home price being lower in January, the average home price, $ per square foot and median home square footage also decreased.  These statistics show a very strong tendancy to move together.           The average price per sq. foot decreased in January.  This is no surprise given the median home price, average home price and square footage also decreased.  December showed smaller homes with fewer upgrades being closed.            As I recommend every month, please consult a local Realtor® about the local market.  Every real estate market is local.  There is no National rules that every market in the United States follows when it comes to the ups and downs.  Sumter county is much different than Atlanta, Las Vegas, San Antonio or Florida.      I hope you find this real estate market report for Sumter County, SC informative.  If you have any suggestions or questions, please email me at kim@agentownedrealty.com and I will help you in any way possible.    Kim Peasley-Parker Realtors®/Shareholder AgentOwned Realty, Heritage Group, Inc.
