Waterfront Properties in the Quinte Region, Ontario and Belleville Area, Ontario , Statistics for June 2007

The Quinte Region boasts miles and miles of waterfront land. The Municipality of Prince Edward, an island off the coast of Belleville and Trenton. alone has over 800 kilometres of shoreline consisting of sandy beaches, marshy areas, rocky cliffs and pebble beaches.

Tourists throng to this beautiful area in the summer months to make use of the beautiful white sand beaches at Sandbanks Provincial Park, Presquile Provincial Park and North Beach Provincial Park. There are also numerous privately run beaches sprinkled throughout the greater Quinte area.

Out of the thousands of tourists who visit here yearly, many decide to retire or move here permanently. Their first choice is often a waterfront property.

The month of June was very active for the sales of waterfront. There were 54 Residential Waterfront listings taken in June with an average list price of $425,214.81 . The average sale price for Residential Waterfront in the month of June was $310,545.05. There were 38 Residential Waterfront properties sold in June. These covered all waterfront properties with a residence of any type erected on them.

This is an increase over the average year-to-date sales price for Residential Waterfront properties which is $276,502.02 . A total of 162 Residential Waterfront properties have sold in the first half of 2007 out of 381  listings taken. There are currently 218 waterfront properties available in the Quinte region under the residential classification.

Many newcomers to our area opt for a custom built home on the waterfront lot of their dreams. There were 10 vacant waterfront lots listed in the month of June at an average price of $196,940.00. The average selling price for the 11 vacant waterfront lots that sold in the month of June was $83,927.27. Year to date there were 89 vacant waterfront lots listed at an average price of $188,503.37 and of those, 41 sold at an average price of $97,097.56 .

Jo, I loved your statisics for your beautiful region and often wonder about your blog "At What Price, a Waterfall" --  Did you ever figure a price for that?  I also didn't know so many tourists go there or that you have lovely sandy beaches. I have got to get to Canada one day and have always wanted to take that cruise that leaves right from New York;  ALL your blogs make it sound so pretty and interesting.  And I will know what to watch out for there (snakes?).

Oh, thank you, Carole. This is one of my ongoing Waterfront Stats reports for localism and for my waterfront blog.  Yes, I have the acreages with waterfalls currently listed and have been receiving tons of inquiries.

This area of Ontario is one of the tourist capitals of Canada. I will do a blog on some of our local attractions and historic sites and you will see why. We have miles of sandy beaches...fine white sand. I grew up on those beaches long before they were ever made into provincial parks. We would go with a few other families on spring nights  during the 'smelt run' and my Dad would make a giant bonfire on the beach. Then he and the men would head out into the waves of Lake Ontario with giant nets and bring in thousands of little smelts. The children and Mothers would sit on shore roasting marshmallows around the fire and wait for the catch to be brought in.

My brothers and I used to get 2 cents for each smelt we cleaned for our Dad. It was a quick and easy way to make some spending money as it took all of 5 seconds to clean a smelt once you were used to it.

There are no poisonous snakes around here.  They only occur in the Georgian Bay area of Ontario (about a 4-5 hour drive from here).   It is beautiful here and I am sure you would find it captivating. I hope you one day get a chance to visit.
