Home Inspector with Baker Residential and Commercial Properties Inspections

First Time Home Buyer are you looking at a HUD or Bank owned Property, These properties are usely winteriz for the winter month is. Does your Home Inspectors offer what is called a De-Winterization and Winterization service. This service will allow you to have the plumbing system inspection performed on the prospective property you are looking at. Typically HUD and Banks stipulates that you can have utilities restored in order to complete your home inspection; but HUD and some Banks also stipulates that you are responsible for haven the property De-Winterized and Winterized at your own expense. This service should be performed on the same day as your home inspection.

De-Winterization, A pressure test is performed to ensure that water can be safely introduced back into the home's plumbing system. If the plumbing system is able to hold air pressure, then the water can be turned on and the valves are opened at the sinks, toilets, and the hot water heater.

Winterization, After the home inspection is compled, a thorough and complete draining of the plumbing and heating system will need to be performed. When that has been done, then a non-toxic anti-freeze will have to be added to all of the plumbing traps and fixtures. All sinks and toilets will need to have a dated tagged indicating that winterization has been done to the property. This needs to be done, in order to ensure the home's plumbing supply lines and fixtures will not be damaged from frozen water.

Howdy and evenen Carl and Ceil

Its always a real pleasure to have y'all stop by to sit and visit for a spill, and to read and write a reply back to a comment. Y'all have left on one of the blog posts, here at my little ole Vermont Blogging Homestead, my friends

The winter months sure can cause some major problems for homes. And it sure can be alot worst at homes, that no one are leaven in. Seeing that it could very well be weeks before anyone knows there is a problem going on at the proprty. I have actually walked in to homes and found pipes that had ended up freezing and burst, and then it had warmed up. And there is water every where.

Dale.. This is really great advice. Knowing what you're getting into when you purchase a home is so important. Cold winter weather is the perfect time to get to know your new home.

That you mighty kindly!!! If a home inspector does not or is unable to provide the service of doing De-Winterization and Winterization. Then a home buyer of a HUD or Bank owned property, is not going to know what is going on with the home's plumbing system. And if the home has a boiler for its heating system, they also will not know what is going on with it either.
