Did I just say to, "Paint those walls white." ~ out-loud?!?!?

By
Home Stager with Platinum Home Staging, Inc. : RESA-Pro

A few weeks ago my Company was contacted by a wonderful couple who were getting ready to sell their Ventura Keys home.  The home is steps away from the beach and has a HUGE, deep water boat dock with direct water access to the Ventura Marina.  Referred to us by their Realtor, these Sellers have spent some years on the water sailing and now want to retire to a local golfing community.  One thing that both Sellers and their Realtor agreed on was that their home didn't have that "WOW" factor to appeal to potential Buyers OR be viewed as a "must see" listing on the Internet.

Before Platinum Home Staging, Inc.

The Seller's proceeded to explain that they never liked their sofa, and the 2 faded chairs were from their prior home and as they explained had, "...seen better days."  After viewing the house though, it had contemporary architecture and very clean lines, and after the Sellers asked, "We're getting ready to paint everything: what color would you choose?"  I scarcely could believe my own ears when I heard the word "WHITE" cross my own lips.  ("Did I just say 'white' out-loud?!?!?", I thought to myself)  But in this case, because of the home and architecture it was warranted.  What you can't see in the picture above are the three HUGE picture windows that overlook the boating channel and gigantic patio outside.

Ventura Keys Home Staging

THIS is what we want Buyers to focus on - so yep, white it had to be.

To add the "WOW" factors we brought the outdoors in with pops of blue to accent the marina colors, water and sky just steps outside the windows.  We kept the contempoary feel with large black and white coastal artwork and didn't try to make a contemporary home something it wasn't (traditional) but still added a Cape-Cod feel.  (yes, we brought in new patio furniture and Staged the outdoor living spaces as well ;)

Thanks, Bob & Carolin. Keeping the walls white still lended itself to the contemporary architecture of the home.  Any "color" would have looked a little contrived in this case.

The white FRAMED those lovely views, Beth. Color in this scenario would have just detracted from what the focus should be.

Thanks, Michele & Michelle ;) So glad that you both like it!

It's rare for a stager to suggest white, but in this case it made complete sense.  I can't get over the difference - the room looked so stark and tired before, and now it's so cozy, warm and inviting.  Great job.

White - specifically a color called 'snow squall' - is one of my favorite colors when I am having an apartment unit painted.  It's such a refreshing color when compared to 'navajo' and 'swiss coffee' that seem to be what 95% of the apartments are painted.  I think white has been underrated for years and I'm glad to see that you weren't afraid to overlook this 'color' for your project.

It really helps your furniture to pop and brings more light into the space in your photos.  Good job!

Connie:  My wife and I have taken to watching you and a few other creative stagers on AR for great tips and ideas for making some updating changes and adding some "zip" to our home.  My wife said to pass her comment on this staging to you ... simply ... "wow!"

Connie- there's nothing wrong with white walls and they truly worked here.  It's similar here with waterfront property in Florida.  The view is what people are buying.  Let it play center stage.  The "after" room is perfect.

There are no rules, only guidelines....and intelligent choices.  You did a masterful job of reducing competition between focal points - and highlighting the selling point!

Hi Connie, The room now looks fresh and sophisticated. I so agree with your concept of individual staging design for each specific property.  No "cookie cutter" staging!  Beautiful job!

Love how the room came out, Connie.  The pops of blue is so refreshing. And by the way, white was the perfect color.

Thanks, Sally & Kathy ~ So glad you like it! =)

Truth be told, Micheal, I pulled out my paint fan... and went through many colors.... none of them "spoke" to me like keeping the integrity of the home and framing the view more than "white".  Not sure which white it was finally.

Thanks for noticing the texture, Julia, something we definitely wanted to do ;D

So glad she likes it, Gene! BTW - how is the cream & black bedroom coming along?!

Thank you, Chrissie & Donna!

LOL - you're right, Kathy, there is nothing wrong with white walls as long as the rest of the room is appropriately done.  However, I was a little surprised for myself, being a Stager, to not say a different color. ;)

I LOVE that, Nancy: "There are no rules, only guidelines....and intelligent choices."

Diana, every home, demographic and Buyer is different. No "cookie cutters" should be brought near a home staging - lol

Thanks, Kathy! I love the pops of blue to which we used through out the home.

I think you did a great job but in a similar case I went for a color called "Sedate Grey"

I loved it because it was still soft and subtle but wasn't white!
