Green Beer, Corned beef, And a contract....A St. Patrick's Day Sandwich

No we weren't drinking and writing contracts....what a hangover that would be..

My clients just contracted their new home on a celebration day-St. Patrick's Day. Come to think of it, any day a contract is ratified is cause for a mini-celebration. However, caution to the exuberance. Closing is the real celebration.

Things happen, contracts die.

We used to high-five contracts as there were little obstacles to closings. Today they are savored lingeringly, swallowed reluctantly.

Closing is becoming an art form in this industry. So many variables. I can think of more reasons why a contract should not close than close. I am not a pessimist and put my "it will happen Hat" for every contract.

Unfortunately it's part of the "best laid plans scenarios".

This is a word to any buyer out there: Become one with your lender. I have heard that there are over 600 changes to the lending rules in the last 2 years. (yep that's a lot). Make sure you have great communication lines with your lender.

Lastly, remember that peripheral vision is important in this season of getting the good deal. Time-lines are everything. Keep your deal focused through your Realtor and Lender at all times. (A great Realtor will be invaluable). And most of all ...do your part in a timely manner. Late anything is cause for a great disappointment.

But if your are diligent, and listen and DO your part. .....what the heck .... let yourself have a pause for a mini-celebration for your contract ratification. Even Green homes are cause for celebration and Erin Go Bra ugh

Ah the wisdom of ye laddie tis amazing. De closings are long, De rules are longer, and de clients are leaning to be long on patience! 

Hmmm I think I might need to find a little green coloring for de chardonay!

My sweet banana - ( prelude) tis the wisdom of the elders that runs the roost. I admire your insight. A mere laddie like me cant overcome the myriad of messages that bring this melodious market to bear. A banana for all who reads this.  And may your efforts be fruitful. (my goal too).

BTW - green beer is best sampled in Savannah or Chicago. Our local green beer leaves me wanting, However I'll drink it on a closing

Keeping on top of things throughout the process is paramount and a great realtor is worth his or her weight in gold.  The lending process needs heavy monitoring and is the linchpin of the whole deal.
