90% are doing it...That's right, I'll say it again!!

90% of buyers are searching online, that's not my number that's your NAR number.  With that stat in mind:

"The Sale Starts With The Online Listing"

What do you think?  Only 10% of buyers aren't looking online, if there's a million buyers...900,000 of them are looking online.

How important is the presentation of your online listing?

I'll tell you...90% of buyers in your market are looking at it..sell that listing, and put money in your pocket..

The presentation of your online listing is the most critical part of your RE business.  Forget postcards, flyers, print ads, and all that other stuff.  The people you are trying to contact are already watching you, and your listings.

I'm not talking about the different platforms for listings i.e. virtual tours, video.  I'm talking about the process, and the methodology that goes into effectively listing online.  You are bombarded with all this stuff about the Internet..you should be doing blogs, SEO, blah, blah.  Those things do not directly put money into your pocket...getting the listing sold does, and 90% of the buyers already are looking at it.  How do you make it work for you is the question?

I will be doing blogs the next few days to answer this question..stay tuned!

All my buyers recently come from the internet. They may buy something they didn't see on my site, but they call because of the blogs and postings. I may pay for an occasional print ad the client insists on, but the action is all online. It's great to have attractive collateral, so I don't skimp on flyers and brochures, but the Sunday paper is off the radar entirely.

Good point, David. I'm just glad that 90% of the agents in my area aren't maximizing that info to their benefit - yet.

Looking forward to your blogs as I agree on your point.  People don't run ads anymore in the paper they shop on line. Look at going to the movies.  If you want to know what is playing at your local cinema you have to go on line or call the cinema and listen to the long taped presentation.

David, great post!  I have to believe it is a rare consumer who is not vetting their real estate and mortgage purchases online.  Fortunately, this just opens the gates for those of us who embrace the technology and can view the world from a new paradigm.  I look forward to your posts.

Your right David, it is all about the Internet.  I look forward to reading your future blogs about this subject.

Dave R- If you follow my blog posts on this, at the end I will do a summary of how as an agent you can intergrate the process into your business.  Nobody will ask for print, again!

William - For agents that follow, and more importantly implement what I'm teaching.  I will take you from here and now, to many years ahead of where agents are.

Tim- Blogging/social media is fine when done on a leisuretime basis.  The question that agents should be asking themselves regularily is, "Is what I'm doing right now going to get me a sale?"  As sales professionals, we should always be striving for the sale.  That's what puts money directly into your pocket.

Rick- There are many poor listing presentations, however it is the lack of knowledge of how the Internet intergrates with RE agents business.  That is the issue, and what I'm trying to help agents with.

The next part is posted, here's the link
