Factors that help to determine a home's value can be, the job market, household incomes,  school systems, mortgage rates, incentive programs, affordability as well as a property's amenities and location. 

It goes without saying that buyers look at the number of bedrooms and baths along with the basic size of the home. Today's buyers are also looking for updated or remodeled kitchens and baths, a family room or "great room," larger garages, additional storage area and an outdoor living area, such as a patio or deck.

Most people want a home that they can move into easily without having to spend valuable time making repairs or updates. Property condition is another factor that drives value. It is important to keep your home in good repair, not only for your own enjoyment but to secure top dollar and compete with other properties on the market.

Maintaining your home on a consistent schedule is the most efficient way to keep it in good repair. Seasonal chores should include checking the roof for winter damage in the spring as well as cleaning the gutters and downspouts. These items should be checked in the fall as well. It is recommended to extend downspouts out 6 feet from the foundation to keep water from pouring down on the foundation.  Spring may be the opportune time to check the screens for any necessary repairs and to check for dried or cracked caulk or glazing. Being proactive by scrapping peeling paint and repainting assists in not only making the property look nice but for preserving the life of wood areas of the structure.  You may want to consider power washing your exterior siding to give a nice fresh look. Staying on top of minor repairs keeps them from becoming major repairs.

Don't forget to put yourself on a schedule for something as simple as checking or replacing the furnace filter. A dirty filter can effect the efficiency of both furnace and central air conditioning.
