Rarely, if ever, is there a Featured Post with positive real estate news, so I'd just like to remind people that, like politics, real estate is local.

John's most recent Featured Post quotes David Stevens, head of the FHA, as saying that the real estate market is on life support, buoyed only by the federal government.

First of all, Mr. Stevens is presumed to be an expert, but I'm not sure we should really trust those experts anymore. What have they done for us lately?River Colony, Mission Valley, San Diego, California

Brought stability to the real estate market? Helped GM and Ford recover? Keep banks that are too big to fail from actually failing? All of which kept millions of people working? Okay, so maybe they are experts after all, but even experts make mistakes, which might be what got us into this mess to begin with. Should we even talk about "the experts" who were drilling for oil in the Gulf of Mexico?

Nevertheless, here in San Diego, we seem to be doing okay:

  1. The billions of dollars in federal tax credits and stimulus money that has come to San Diego has kept lots of people employed here in San Diego. Those employed people have been buying or keeping their homes.
  2. Year over year, home sales have been up or flat every month since July 2008.
  3. Year over year, the home median price has been up or flat for every month since January 2009, except for January 2010, which "the experts" blamed on our rainy weather and a seasonal slowdown.
  4. Welcome to Mission Valley!In some areas of San Diego county, the median home price has been increasing by 30-40% annually. The median in my farming area was up $90,000 from March 2010 to April 2010.
  5. Inventory is abysmal in many areas. The only thing left are the overpriced properties and the scrapers. Many of us are waiting for this shadow inventory to appear. "The experts" said it was supposed to be released in April-May 2009. Nothing. So they said it would hit in April-May 2010. Haven't seen it.
  6. Notices of Default were 2,105 in April 2010, about the same each month since November 2009.
  7. Foreclosures were 1,212 in April 2010, about the same each month since October 2008.
  8. Timely property tax collections are on the rise, with delinquency notices being sent out this month to the tune of 11,147 fewer notices than last year.

Now if anyone can predict the future, let me know. I need to win a lottery so I can retire. Until then, I'll keep working on my five-year plan.

For those who don't know what a five-year plan is, it's where you want to be in five years. Once you know where you want to be, you decide how to get there, the little steps that it requires during those five years. So I break my plan down into years, months, weeks, days, and sometimes even hours. Then, by working those hours and days persistently and consistently, I can avoid the doom and gloom that seems to affect so many people, doom and gloom over which I have no control. I do have control over my own little slice of the pie, called a niche market.

Just a small reminder: Like politics, real estate is local! "Make it so," Captain Picard just said at the end of the Star Trek: The Next Generation episode I was watching.

Happy Anniversary! And thank you for a great reminder that real estate IS local.  As Todd Clark is seeing in his area, we have some hyper-markets that are doing their own thing.  My dear step-mother often told me "you're as happy as you want to be" and I think it's true for our industry.  Heck, the whole nation.  And likewise, too bad 5 year plans aren't part of school curriculums.

I don't know what makes me happier, you stating that his blogs are so negative or the fact that you were featured stating that he is constantly featured and negative. 

I tire of reading short, unattractive blogs of negativity.  One of these days I will understand how some people constantly get featured and others do not.
