Does Your Crofton Home Say to Buyers, "Honey, Stop the Car!"

WhCrofton Townhome with Curb Appealat is it about the appearance of a home that makes a potential buyer say "Honey, Stop the Car... I LOVE that house!"

Your Crofton home doesn't get a second chance to make a good first impression, so let me ask... 

If you were a buyer, which of these homes would inspire a comment like that from you or your spouse?  I thought so... and potential homebuyers would probably agree.

 

These two homes are located on the same street, a block from each other.  They are the same model, built by the same builder.  They have the same basics - 2 bedrooms, 1.5 baths, full basement, and they back to the same field - but they have vastly different interior updates.

WhCrofton Townhome without Curb Appealich home do you suppose has granite counter tops?  Stainless steel appliances?  Hardwood floors instead of linoleum squares covered by carpet?  Updated baths?  Replacement windows? 

If you guessed the home with curb appeal, you would be wrong.  Yet the home with ZERO curb appeal is absolutely fabulous inside!  Given a choice of these two homes, however, prospective buyers would not be likely to even see its interior.


To give your home curb appeal, follow the same steps that you do inside to prepare your home for sale:

  1. De-Clutter
  2. Clean
  3. Repair
  4. Neutralize
  5. Stage

I don't think anyone could argue that the home without curb appeal is, in fact, de-cluttered, clean, in good repair, and neutral...  but it's the STAGING which truly gives the other home its curb appeal.  In this case, it's landscaping and flowers that make the difference.  Other options might be a wreathe on the front door, a flag, or a distinctive piece of furniture on the front porch.

Just some food for thought, as you begin to prepare your Crofton home for sale, because I know you want buyers to drive past your home and say "Honey, Stop the Car!"

Margaret, now that is funny, the plain home outside is the winner inside. And you are so right about curb appeal. I would think that even if they had only a small amount of money to address this issue they could do so even with what they have. Wow....

The home with no curb appeal was my first Activerain listing!  When I showed the owner these two photos side by side, she went out and hired someone to landscape the front of the home.  It didn't quite measure up to the other one, but it was MUCH better and sold for more than I ever expected.

Margaret, these photos require a triple-take to verify they are the same model!  Based on the photos, the one without landscaping may have yielded a "Honey, let's not even drive by".

Mary Kay, You're right.  That photo didn't attract a lot of showins from its mls photo.

Hannah, In a neighborhood where there are only a few different models of homes, there can be big differences between two homes the same model.  I've never seen any two more different than these!

The difference between the two photos of these similar houses on the same street is stunning!   It is a good reminder and a great visual for those wanting to sell their home to make sure they also allocate money to make the outdoor frontal view look appealing.

Margaret ~ what a surprise to read that the home without curb appeal is the one that's more appealing on the inside!  Your post makes an excellent point that buyers need a reason to want to see more ... and the first home is going to get a lot more viewers even though the other home has more upgrades.

Susan, thank you for the re-blog... what a compliment!  The difference is pretty stunning, isn't it?

Gerry, not long after this, I started doing some work on my own front porch.  With a little trim around the door, and some beadboard on the ceiling of the porch, what a difference.  And I no longer pass on annuals... they're an important part of the curb appeal for my home.

Maureen, I was stunned when I walked inside that potential listing and saw the quality upgrades.  The owner obviously appreciated quality and the importance of staging, so she was more than willing to address the curb appeal after she saw these two photos.

Hi Margaret, We all know how important curb appeal can be and I was glad to read in your comments of what the owner did about it. It might been the last item on the agenda for improvements. As it turned it is probably was.But a great post and glad you got the listing and made it extra special. Well done!
