IT SEEMS THAT SOME WANT TO EXPERIMENT FIRST.  Let's just test the market. Let's put the house on the market and just see what happens.  Let's ask more than it's worth just in case someone will nibble.

The experimenting, the testing, the sticking the big toe in the water theory is not going to get your house sold.

Talk about guaranteed frustration.  What makes sellers think that a buyer is going to be tempted by an overpriced listing?  

What makes sellers think that buyers want to overlook your deferred maintenance when there are dozens of new construction houses just sitting there on the market?

I went to some open houses this weekend and . 

Here are a few tips that are FREE FREE FREE!

Most people have a door mat in front of the front door. 

1.  I suggest for sellers to get a new one and when you buy it make sure that the mat  says the word

"W E L C O M E." 

The power of words are incredible.  Don't leave the  "WELCOME"  thought to chance  -

S P E L L it out!

2.  Sweep the front entrance.  It is amazing what the wind can blow up against a door in a day.

3.  Create interest at the entrance to entice the buyer in from the curb.  This can be as simple as colorful flowers in a pot.  I have a wrought iron chair that is always in front of a house  somewhere.  It makes an awesome prop to draw the eye  into a front entrance.

Two of the open houses I went to were empty houses.  One had jewel-toned accent walls.  You know what I am going to say next, don't you?  Buyers don't want to paint any more than sellers want to repaint!

Another had wallpaper, not bad wallpaper but better to error on the safe side and remoe all of the wall paper.  To quote HGTV's "Design to Sell"  show hosts, wall paper is "TASTE SPECIFIC".   Will Rogers said he never met a person he didn't like.  However, most buyers would add: " I never met a room with wall paper that I like."

Marc,  Thanks for commenting.  I find that staging is rewarding for both buyers and sellers.  The sellers sell and the buyer's fall in love with their home. 

Tom,  Staging just  can't be kept a secret any longer!

Linda,  I would be delighted for you to use the sentence about paint.  Everyone once and awhile I can turn a phrase!

Lori, Thanks for asking about a website.  I know I should have one, My daughter keeps bugging me.  I have talked to a couple people about website design, but it has been kinda scary as far as expense.   I need something that won't be too difficult for me to understand or too expensive.  I'm open to suggestions.  I wish there was the staging equivalent for websites.  Home Stagers are so inexpensive for the investment return. Websites, I am not so convinced!
