Beach Updates

Celebrating the 4th of July in Ocean Shores is really a pretty darn cool experience. First of all, you can set off fireworks on the beach pretty much anytime from June 28th through July 5th. Check with the Police or Fire Departments for the specifics. On the actual 4th of July, the beach is a crazy place. Forget that, the entire town is quite nuts on the 4th. It's the day that brings the most tourists into town. It's the biggest day of the year in Ocean Shores. The beaches are packed with cars and people hanging out with bonfires, music, refreshments, good times and of course, fireworks. If you're going to plan on parking out on the beach, get their early. The beach will fill up with cars and people and you'll have to walk and pack it in to get a good view if you don't get their early enough. As it starts to get dark, the number of fireworks will increase and before you know it, it will be dark and the entire coastline will be enraged with fireworks as far as you can see. This truly is one of the most exciting things to see. It's really amazing that something like this can still happen.

 The headliner during the show is the "Fire O'er the Water" held up in Ocean City (just a couple miles North of Ocean Shores). You can see that show from Ocean Shores though. You can also see thousands and thousands of other people setting off their own fireworks too. It's pretty nuts. If you've never experienced the 4th of July in Ocean Shores and can, I highly recommend this experience to you. You won't be disappointed.


A few things to remember about the 4th of July:

  • You can only set off fireworks on the beach, not in town...
  • Don't set off any fireworks near the grass dunes and don't shoot them over the dunes. The grass will catch on fire...
  • Pick up your mess.
  • Make sure you put out your fire when you leave.
  • Make sure that your fireworks are legal....
  • Try not to aim your fireworks at other people or their vehicles.. 
  • Wear a hat! What goes up... will come down... and ping you on the head.
     

Ocean Shores Real Estate Update

Sales have been plugging along at the beach. Pending lot sales are up quite a bit though surprisingly. Sales dipped a little bit for May. The outlook is steady though and the market does seem to be improving. A year to date comparison shows that from January 1st through May 31st, 2010, 72 homes sold for an average price of $166,788. During the same time period last year, 68 homes sold for an average price of $176,736. So, price is down a little and sales are up. That's good news. The forecast is always good for home sales this summer as this is the time when a lot of homes sell at the beach (if it's like summer outside and not winter....). Duh.  Pray for sun.

 

May Home Sales
19 Homes sold during the month of May for an average price of $181.250 compared to 24 last month for an average price of $157,290. The big jump in average price is due to a Jetty front home that sold for $450,000. Average time on the market was 268 days - a jump from last month's 183 days on market. One home spent 1000 days for sale before being sold. There are currently 26 homes pending right now. Inventory shrunk just a tad bit as there's 246 homes on the market compared to 248 homes last month.

May Vacant Lot Sales 

Lot sales were again down as only 10 sold in May compared to 13 last month. Average sales price was $59,980 (two ocean front lot sales jacked that number way up!). Average time on the market was only 149 compared to 228 days last month... 10 lots are currently pending, compared to only 9 lots last month. There are 554 lots on the market now compared to 551 last month. Inventory definitely seems to be stabilizing. This is good. 

 

May Condo Sales
1 cheap little Condo sold in May for $45,000. Dreamscape Condos had a closing in June so that will help out next month. Speaking of Dreamscape Condos, they're now offering to pay for two years of the HOA dues if you buy a condo in the next month or so. That's about a $6,000 value.
