I went from ‘Oh, this is great!’ to ‘Have you lost your mind?’ to ‘How on earth is this serving your clients best interests!

This morning I got a call from a man who is out driving around the area looking at properties. This buyer wanted to know if I knew of any properties in the $300,000 range.

 I proceeded to ask him some questions about what he was specifically looking for and after several minutes of Q&A,  I encouraged him that they were many properties currently on the market that fit his criteria.

I then asked him if he had been prequalified for a loan. He assured me that he had and he told me who his lender was. He then went on to tell me that he really wanted to find something soon as he wanted to take advantage of the current low interest rates!

Great, I thought!

I then told him that I could email him a list of properties that would fit his criteria and that either myself or one of my agents could meet with him while he was driving around and bring him a Buyer Representation Agreement,  Information about Brokerage Services and a print out of all the properties that I would email him.

His response was OH!

OH! ? What did that mean?

After a second or two passed he went on to tell me that he wanted to be ‘upfront’ with me and let me know that he was already represented by an agent. After telling me the name of the agent he informed me that he had been unable to contact this agent for the last few days but he would really appreciate it if I could just provide him with the list and then whenever he did get in contact with his agent he would have her show him the properties.

I scratched my head!

I asked him if his agent had already provided him with a list of available properties.

Dude, Wait, What? Connective Realty, LLCHe casually informed me that no, his agent hadn’t. The reason this agent gave for not providing a list was that this agent would be out of the office for 10 days on vacation and that because properties move so quickly providing him with a list then would be of no use. They were better of waiting until the agent returned from vacation so that the list would be current and then at that point they could begin their search.

Have you lost your mind?

Dumbfounded, I asked him if this agent had provided him with another agent from the same office that could assist him until his agent returned from vacation.

Again the answer was NO!

When I asked him why, he had an answer for that question too.

He told me that his agent had informed him that she was the best agent in town and that she would not feel that she was serving her clients well if she passed her client onto someone else while she was on vacation. That it was in the best interest of this client if he waited until she returned from vacation before he even began looking for homes.  

Huh???

And how was this serving your client’s best interest?

I reminded him that if he really wanted to take advantage of these low interest rates then he needed to begin his search now and not wait another week or so.

He completely agreed with me and said that was why he was calling me and if I could just provide him with a list of properties then he could start the elimination process before his agent returned from vacation.

Oh there were so many things I wanted to say ………..Good Luck Connective Realty, LLC

But all I could think of was…….

Who’s working for who?

Needless to say, I emailed him a list and wished him a whole lot of luck.

Jody--You handled yourself very professionally in the face of total irrationality on the part of the customer. And I, for one, think you may get some benefit from what you did. Listings are like fish in a river; they don't do much for you unless there is a closing. Be proud of your turn the other cheeck approach. He may be back!!!

Jody, Actually, I would beg to differ. She is not the best agent “in town” because the agent is “out of town.” Seriously, we can’t be in two placed at once now … can we? (LOL)

Jody - great post...very frustrating as an agent.  You have to wonder why the buyer would want to work with an agent such as this, but out of loyalty sometimes they do.  You took the high road and in the end, YOU ARE THE BETTER AGENT.

In this case I would have taken him over as a client and had him sign a buyers agreement.

Well you were very nice to send him the list. I am not sure I could have bit my tongue as well. I think the quote "so your 'best agent in town' is not helping you, but she will get paid, and you want me to donate my time to helping you since obviously my help comes free since I am not the 'best agent in town'?" would have probably come out of my mouth.

Been there- What get's me is how this agent has this buyer under their spell. Bad service and yet this guy hangs in there. The only GREAT about this agent is their EGO.

Lawrence: It's always great when clients do their homework and get actively involved in the process but this went way beyond just homework.

John: Sending this customer back to the agents office to get the information was an option but I felt he was already being treated badly by this agent and her office. I don't know if anyone else in the office knew what was going on but if they didn't then they should have. I don't like doing the work of another agent anymore than anyone else does but I believe that by helping this customer maybe someday I hope he will realize that he was not being treated right.

Joan: Oh I wanted to tell the other agent a thing or two alright but I won't. She will know that he received a list of properties from me and that will be enough to make her think, or at least I hope it will be. And I completely agree with you that behavior like this is what makes people think that REALTORS are over paid and in this case it may be true.

Matt: One sided loyalty!

Aaron: I didn't see the sense in not emailing it. While I was initially talking to him I was already checking the properties on the MLS so all it took was getting the email address and hitting send. Maybe in doing so whenever this client realizes that he is not being treated right then he will not wipe all agents with the same brush. That is of course if he truly isn't being treated right, I don't know that for sure.

Elliott: Thank you and yes he may be back. But even if he doesn't I know that I did what was right by this customer even if he is someone elses client.

Kathleen: You are so right, why didn't I think of that? Love it :)

Lori: Thank you and you are right about it being frustrating. There's just no understanding some people, clients and agents alike.

Terry: That would have been great but he was so adament that he had the best agent, he acted as if he felt he was cheating on her by contacting me.

Maria: There's no telling what goes through the minds of some people.

Qudos to you for still sending the list. If this buyer can't see who is the "best agent in town", he probably was not worth much more of your time, anyway.

Christa: It may not have come out of my mouth but it sure went through my head.

Mark: I agree with you on the EGO part. I have never referred to myself as the 'best agent in town', but have I said 'we are the best company in town', yes, many times! But that does not mean that there are not other equally competent companies around, just apparently not that one, or at least not that agent!

Joe: That's very possible too. He mentioned the name of the agent though which leads me to believe that he has some kind of relationship with her. She's fairly well known within the real estate community for not adequately taking care of her clients.

Andrea: That's funny but knowing you, it's very true! :)

Markita: Thanks and your right he probably isn't but if he contacts me for more information then I will request that he sign up with us before I give him anything else.

I agree with John, my first statement is:'Are you currently working with an agent?' 

If yes, I remind them of the duties of their agent and tell them I am available to help if they ever need my services and wish them well...

I think the vacationing agent is an idiot, with the client waiting for her to come back, a close second. Sure i'll help someone. I'll ask if they've signed a buyers agency with another agent, and if they have, tell them that I wouldn't like it if another agent gave my client a list of homes, or anything else for that matter, and wish them good luck. There are always other agents out there that seem more than happy to work for free!

Brent: Your are right that should be the first question, however since it wasn't, I was able get even more information about what was happening. I cannot be sure of all the facts nor can I corroborate what he said but regardless he did not appear to be represented by a self professed best agent in town!

Eric: I don't think anyone is happy to work for free however after hearing what had transpired between this buyer and his agent, I really had nothing to lose by giving him the list. However, because I did give him the list I have a lot more to gain if there is any truth in what he said and he eventually wakes up to his agents bad behavior and switches over to me.

Sounds to me like the guy was loyal to his agent, The buyer was not going to buy during the ten days anyway, If I was betting money on this. The buyer more than likley a tire kicker, and the other agent knew it, Or he would have postponed his vacation, or asigned the buyer to another agent. The agent

more than likley knew the buyers motavation.

Darrel: That's very possible too. I don't know the full story but I have heard of agents that do not pay enough attention to their clients although this case would be the extreme.

I would have asked if he had signed a buyers rep agreement with the other agent. 

Based on his answer I would or would not have emailed him anything.

Your right. That would have been the best course of action. However if I had asked that then I would have received the answer and known no more. Although my not asking that question initally still does not negate the actions of the other agent. If of course everything he said was true.
