We all know the most powerful business building tools we have are those happy buyers and sellers who happily refer us to their friends and family. One of the best (and cheapest) tools I've found to help them are simple view binders with inserts.
Each of my sellers receives a viewbinder with 5 pocket-dividers. The tabs read as follows: Listing Paperwork; Internet Stat Updates; CMA Updates; Showing Feedback; and Purchase Agreement. Of course, if you give them a binder, you had better follow through with your feedback.
I can't count the times over the years that a seller may have a guest over who also has their house listed with another agent. Invariably, the conversation turns to real estate and the progress of their listing and marketing efforts of the agents. My sellers just grab their binders and share their progress, feedback, etc.
I've listed a lot of expired listings by referral from a seller who showed off their book, most times even while their house was still on the market.
All for the whopping investment of about four dollars...
As powerful and effective as the listing booklets are, even more powerful are the buyers booklets! The buyers will get a booklet when their offer is accepted. Remember, their excitement is high and they want to show off their 'new home' to anyone within earshot.
Many times, those buyers will keep their booklets at work. They bring them to home inspections, even to the closing. I've been referred many many times by excited buyers showing off their new home booklets at work or family gatherings.
Both during after your transaction, your buyers and sellers will have a complete record of their experience with you... And that is one of the best ways to put your buyers and sellers to work for you!
