Location, Location, Locatiom?

We've all heard it:  "What are the three most important things when buying a home?"  Answer:  Location! Location! Location!

While that adage may still hold true, most realtors will agree that when it comes to selling a home, the three most important things driving the price and sale of the home are: 

1.  location

                                                           map location

2.  current market values

                                                           market graph

 3.  condition

                                                           run down house

Let's face it, there isn't much the Realtor or seller can do about the first two.  The location is what it is.  The Real Estate Market is out of our hands.   The good news: the seller has complete control over the property's condition!

That is where Home Staging enters the picture!

Stagers will work hand in hand with the Realtor and their client to make sure the home shows to its best advantage. They will make suggestions for repairs, improvements and aesthetic changes that ensure the property appeals to the largest percentage of the market.

Too true!

Potential buyers would prefer to look at fresh paint, rather than peeling paint; organized & clean rooms, rather than chaos, nicely arranged furniture & less of it, rather than clutter & dustbunnies.......it is not hard to understand intellectually, yet.......

I wrote a similar post to this a while back.  It's absolutely true...condition is the one thing that sellers have the most control over and it's something that they don't usually take full advantage of.

Kim you are so right.   Having the house in the best condition when it hits the market is key.  That's the only thing the seller can control.

They must also keep it in great condition
