Please can we keep the refrigerator out of it!

I have had so much trouble with personal property negotiated in a transaction that from now on I

do not want it mentioned anywhere in a contract. There seems to be more hard feelings and blown deals over a refrigerator, washer and dryer than anything else.

I sell houses not used appliances, and have no idea over the value of them. Buyers and sellers have widely ranging valuations and expectations and this can lead to hurt feelings which results in difficult negotiations.

Same thing in Texas.  A Non-Realty Items Addendum, correctly filled out and pictures taken of the items identified in it, will save lots of headaches!

And the Non-Realty Items Addendum here in Texas provides a space to indicate whether there is a cost to the buyer for the items.   Usually the buyer wants the items for free, but this is a negotiable point.

I agree - and a lot of it depends onwhere the buyer is from! Some states the appliances are just routinely included, and in others they aren't, so either side can very easily have expectations that they feel are normal. Of course, that can lead to the headaches!
