Every time John Mulkey, the Housing Guru in Waleska, Georgia, gets a Featured Post announcing the latest doom-and-gloom news, I find great news in the San Diego Union-Tribune, our arch-conservative newspaper.

John's current Featured Post is titled The housing marketing has fallen and won't get up.

Open HouseWe seem to be doing well over here in San Diego, which might just prove yet again that all real estate is local. Sales have been steadily increasing for 29 consecutive months, and prices have been steadily increasing for 17 consecutive months.

Unemployment is down, the economy is up, consumer confidence index is increasing, major appliance purchases are increasing, stocks are up, foreclosures have fallen to a three-year low, and default notices have also fallen to a thee-year low.

Sold!The article in today's paper says that the same trend is showing up throughout California. John Walsh, President of DataQuick, says the reasons for the decline in defaults and foreclosures is because of "motivated sellers and accommodating lenders."

Gary London, who heads London Group Realty Advisors in San Diego, said that the numbers agree with "the trends he is seeing in the market."

Out of San Diego County's 85 zip codes, only two had an increase in the number of default notices, and both of those have a median home price of $800,000. That's not surprising because here in San Diego the high end market lags the general market by 12-24 months.

We know that what starts in California often leads the way, eventually spreading to the rest of the United States, so here's hoping that the rest of the United States starts following California's lead in real estate recovery.

Here's also hoping that our resident Housing Guru keeps getting Featured Posts announcing doom and gloom since it seems to bode well for us here in San Diego!

Jim - I understand your feelings about the negativity of some of my posts; however, they aren't intended to depress but to alert.  CA as well as much of the Northeast and parts of Texas continue to do quite well.  What I address are the overall conditions, and they've not yet turned positive. 

I write to inform, to help consumers and those in real estate related businesses make the most prudent decisions possible for both the prresent as well as their future financial health.  You're fortunate to be in a good area, and I'm always impressed by your sincerity and your positive attitude.  Keep it up and you'll continue to find success.

Our sales are ticking upwards as well here in the Phx area. Prices are much lower than before but we're going in the right direction.  Like you said - and people need to keep remembering - real esate is local.

Real estate is local.  New Hampshire had a 10% increase in sale over the same period in 2009.  It is not a trend yet, but we are cautiously optimistic.  I am reading a lot of positive post on AR, so I wonder some time if these broad overviews are helpful for local markets.

Our sales in the first half of the year were up by a good amount.  Even better, our post-buyer credit pendings are up quite a bit too.

Even as close to John as Atlanta, the market can be different.  It is not moving so well here as a whole, but one neighborhood to another can be different.  It's important to understand the local area and where it's at.
