I have found owners with a flare for colors, organization that put a lot of thought in to their homes, and live comfortable make the easiest to sell listings.

Andrew that is one gorgeous home!

A sense of style does help as long as it does not overpower the buyer. The buyer has to be able to see themselves and their lifestyle fitting into the house.

Even professionally decorated homes benefit from Staging because there is a very different set of guidelines. A decorator personalizes a home for the client while a Stager de-personalizes the home for the buyer.

Janice, aside from it being gorgeous, how do you feel about the home Andrew has pictured here?  I don't think I would change a thing if it were for sale.

Roger, I think the home in that picture needs  a few very minor changes. I would clear the refrigerator and have less on the island. To me the utensil caddy, pear, knives, fruit jar and the caddy on the end are too much for that small area.

However I love the colours in the accents against the neutrals and soft greens. The lighting is great and the furniture placement appears effective.

One might get a different perspective actually standing in the room.

Hi Janice, it's so important for sellers to emotionally detach so they can allow for buyers to emotionally attach. Gently reminding them of that is one of the first things we need to do.

Karen, I agree. There is a whole process involved in selling your home.

Thanks for the discussion Roger ;)!

Janice - Re the photo above, I would also get rid of the knife block, and the catch-all items at the end of the counter.  Also, I would untie the second set of drapes to match the first set.  All small things, but they just make a home look that much more presentable.  I honestly believe that virtually every home could benefit from staging in varying degrees.

Sally, good catch on the window treatments. I too think Staging can benefit all houses. Even minor changes can make a difference on how buyers perceive a home.

Funny, the first thing I noticed when I looked at that picture was the papers on the refrigerator!  I also agree there is too much stuff on the counter.

Anyways...as for the post...when something disrupts your life (like having to live in "sell ready" mode) isn't it best to get done with it as fast as possible?  Staging helps do that.

I love how all the stagers immediately start tweaking the room! I even do that when I walk into a hotel lobby or office waiting area somewhere. I want to get up and move the furniture to a better location. And Janice, it really was a great post.

Sharon, We can't resist and picture can we LOL. As you say staging helps shorten the time on the market.

Shar, I know we can't help ourselves! Thanks!

Janice- your post was a good one and it was interesting getting the stagers perspective on the home that Andrew included in his comments.
