Are You a Pushy Agent | I Would Fire You

I'm a Real Estate consultant who advises clients and protects their interest while searching for the right home.

I'm not a Financial Adviser, Attorney, nor a Pushy Salesperson.

 

For Buyers, I do the following, but not limited to:

  • Provide market education
  • Local information
  • Understand buyers requirement, and seriousness
  • Advise on pre-approval
  • Determine budget price
  • Provide Listings based on needs

  • Learn clients personality type
  • Show properties
  • Listen for criteria changes
  • Advise where to do demographic research
  • Provide CMA's
  • Advise offers ballpark price
  • Negotiate offer
  • Educate about offer process
  • Explain escrow process
  • Monitor escrow progress
  • Attend closing for last minute issues needing attention
  • Assist client locating inspectors and vendors
  • Advise about pre-possession risks
  • Present keys to after COE
  • Be available after sale for unforeseen issues

If rushed into making decisions, buyers may blame Realtor for pushing them into wrong decision.

I advise my buyers against making rushed decisions.

When they decide to make an offer, I ask if they're sure this is the right home. Then I'll help prepare the offer based on my knowledge of the property and current demand.

NUMBER OF SHOWINGS

Some agents show only 6-12 homes. Not me.

If my buyer is serious I'll show 50 homes if necessary

PAST EXPERIENCE

I'm a retired Pan Am Airline Captain, with an analytical personality. I know what I need and how to find it. If I'm looking for a home and an agent pushes me, that agent is history. I won't be pushed.

When relocating from AZ to CA I spent one year looking for a home, flying over twice a month.Val Vista Lakes Gilbert AZ

We planned to scale down to a $200,000 home and looked at about 60.

 

My agent was well rewarded for her patience.

We looked at one home in the gated Lakeside sub-community of Val Vista Lakes but it wasn't a match.

Then we saw a sign on a waterfront home. The agent knocked on the door and the owner invited us in. We fell in love with the home and bought it that night for $667,000.

The agent had anticipated a $6,000 commission. By us choosing a larger home on the waterfront, sheVal Vista Lakes Gilbert AZ commission received a $20,000 commission.

Was it worth her time for being patient? ----- Is Val Vista Lakes a lake community?

 

I am not a Salesperson. I'm a Real Estate Agent whose job is to assist buyers find the right home and patiently guide them through the buying process, whether it's in Val Vista Lakes, or other communities in Gilbert or Phoenix AZ

It does matter who you hire.

This is a well thought out list.  It describes the agent that I strive to be and hope I am.

Thank you for putting it in writing.  I plan to use a portion in my personal brochure.

Bill, I think that most of us are uncomfortable with the pushy salesman paradigm.  It doesn't work, especailly when we work as buyer brokers.

Right Patricia, the listing agent has to be a salesperson in order to get the listing.

The buyers agent isn't a salesperson role.

What a great post. Like you, I am so many things, but not a sales person. The only time I ever felt like a sales person in this job was when I represented a builder who had several specs up. They were high-end and always "agent accompany" for showings, which irritated the buyer's agents to no end. Most people really didn't care about the special foam insulation or the time he spent building the staircase....they either liked the house or they didn't.

Your feelings about being an agent are the same as mine. You can;t push someone to buy a home.

I have had many buyers tell me how they appreciate my non-pushiness, how they hated other agents who kept pushing them.

Hi Bill, boy, did you state that well! By giving your own personal example, you show buyers that you know what it's like to be in their shoes. I take heat from some agents for not being pushy, but I earn the thanks and gratitude of my clients. I know you do, too.

Donna, I think all buyers want someone to provide them information and guidance and then give them the space to make their own decision.

Lottie, it's the client that's important, not the agents being critical. If they like the way you operate they will send you business. I helped a client buy a home for his mother and he remarked later that he liked the way I pointed out things for him, but always stayed out of the way when he and his wife were debating the pro's and con's of a house.

Recently he sent his daugher to me to find a home, and then his son. Also he's going to do some investing with a self directed IRA. So it really pays to not be pushy.
