Beware of the Dog

Selling your home is stressful for the entire family, even the four-legged members. While most people spend hours prepping the house to sale, few spend enough time considering what to do with the pets during a showing. Here are some common misconceptions sellers have when deciding how to handle their furry family members.

1) People are here to look at the house, not the pet-- As such, buyers will ignore our pet. Ever been to a pet shop? Animals very quickly become the center of attention.

2) Our dog is calm--When people are home they are in charge of the castle. Once you leave, the pets rule the roost. Ordinarily sedate animals come alive when a stranger enters "their" home.

3) The Dogs will be in the Backyard--Is the back yard not part of the property? Would you buy a house without checking out the back yard? What if the buyers accidentally let the dogs out? Will they be able to herd your pets back to safety? I have had to do this before and it can be tough.

4) Make sure the cat stays in the utility room-- Buyers expect access to EVERY room in the house. Expect Garfield to make a run for it when the door opens. And for the record, all cats turn into teeth and claws when frightened. Even yours!

5) My pit bull is friendly!--- Perhaps she is. What do you think will happen when "Angel" snaps and bites someone during a tour? Keep some quality lawyers on speed dial!

 So what should a seller do with the pets? Get them off the property during showings.If a member of the family is home, simply take the pets for a walk. If this is not possible, request 24 hrs notice for showings. Then let angel have a "spa day" at the local kennel. Factor in at least one kennel day per week while active on the market. This might costs a little up front, but it is well worth it for Everyone involved. Even Angel!

Good points - letting out the cat is one that always worries me.  What if I did and couldn't get it back in the house?  I'm there to show the house, not be the pet police.

Agreed, lose the the pets for the time of the showng. Take the monsters for a ride or something. The doggy/pet spa is going to get expensive.
