Free Agency

tas_birdyboo_flickrHow did you choose your agency? Were you drafted? Did they come looking for you because of what you are doing, what you have done? How has that worked out for you?  Have you ever looked at other agencies and thought the grass may be greener? (In this business it might just be because they use more manure, if you catch the drift.) Have you ever really taken some time and researched the agencies to find out about the culture as well as the splits.  I have done that recently and see some clear differentiation between the top producers here in the DFW area.  Ebby is the 800 pound gorilla in this territory, but Keller Williams and Re/Max are kicking it as well.  EXIT Realty, my office, is a good system, but does not have a good footprint in the area.

tas_ballerblogger_flickrAs a player you have to ask yourself what you want.  Do you want a name brand, do you want the best training, do you want access to senior management, a better split, what do you want?  There has to be a criteria you use to determine who’s jersey you are going to wear when you hit the playing field.  While I don’t think it really makes the difference the name brands want to say it does, it does make a difference.  All offices understand that training and mentoring are keys to continued success of the agents and keeping them on track with their skills and delivery.  I have found an incredible difference between the ways the agencies approach this key element.  Does your office do training?  Do you have a mentor?  Do you want a mentor, some people are better off left to go “do it” and get it done.  Our industry has all types.

So what if you have some skills that people want and they come looking for you.  Do you dance with the first person who asks as we polite people were taught growing up?  tas_dellipoe284a2_flickrDo you look for the best training, the coolest office, the best split, what do you want.  The people who are recruiting you already know what they want. Being a free agent in sports is a great thing if you have skills.  Didn’t I see that the cancerous Terrell Owens was picked up by another football team?   My point is that as an agent you are always free to choose the right team for you. What makes a great agency?  I know many of you love your agencies and I would love to hear what you think.

Keller Williams, RE/MAX, Coldwell Banker, Ebby Halliday, EXIT, Century 21 tell me what you think.  How about a smaller more boutique office, is that better?  Can there be a top team in such a diversified business?

We prefer someone who stays out of our way.  Some of the big companies provide more road blocks than help for experienced agents.

Century 21 Mike Bowman seems to be the place where I have the happiest agents in the MetroPlex. They were the number 1 office in the Dallas/FtWorth area for closed transactions in 2009 and the number 1 C21  office worldwide for closed transactions in 2009(14th time they have been number 1). I would say that would make them a major player in your neighborhood. Their managing Broker Dave Bowman is a class act and is one of the most organized real estate professionals I have ever dealt with in my 8 years in Real Estate.

Hi Larry.  I'm independent and opened my own office.  There is the cost of my training, staying in touch, and doing some more leg work but no one to tell me no or hold me back!  I've been with both Sotheby's and RE/MAX in the past, and though I liked both for different reasons, love being solo.  Some day I will work through the managing piece and maybe take on some agents with a like mind set.

Great post and judging from the 4 comments before mine you are getting the answers you suspected. There is a saying in the car business that there is a person for every seat. The same is true in real estate. There is an office that will bring the best out in every associate. Your job is to find that office and maximize your potential.

Thank you folks.  I have visited offices recently for one of the national chains.  I found very different environments even though they are part of the same overall corporate structure.  One office was innovative and an early adopters of new ideas; the other was pure corporate approach with zero wiggle room for innovation. Both of these offices are successful and therein lies the dilemma we face when choosing an office.  I like Mike's comment about Century 21 here in the DFW area.  I have now been to 3 offices and each of them calls themselves the top office in the area.  Hmmmm?  There is no doubt that DFW is an area of great activity and getting better with all the people migrating here for the jobs, great home prices and family atmosphere.

I just think it's about finding the right fit for you depending on your business needs.  I don't understand people who hop from place to place.  As with your post yesterday I think - people need to look inside and find out who they are and what they want then whether or not they pick a national, local brokerage firm or become independent depends on their  needs.

We choose Coldwell Banker because from a business perspective this particular broker fits our business needs and requirements.
