Why Are They Moving?

This morning on Patricia Kennedy's Featured Post, Claudette Millette brought up one of our least favorite buyer's agent questions:  "Why Are They Moving?".

We work primarily as listing agents and if there's one question we're not big fans of, it's that one! 

It translates loosely to, "Dear Listing Agent, please give me some  good dirt that I can leverage against your clients IF my buyers decide to proceed on your home."!

The real story behind why they are moving COULD be really damaging to our seller's negotiating position (relocation, divorce, death in the family, loss of job), other reasons might be less damaging (they're now empty nesters and don't need a FIVE bedroom home), but either way, the reasons shouldn't really be relevant to the buyers proceeding IF they like the home. 

What you want to know and will only find out via an offer:

  • Will they accept our offering price?  Other items like closing/possession dates?  We can discuss rather readily with our sellers and you.

So our typical response to "Why are they moving?" will be a cheery "Because they want to."  It's generic, doesn't hurt our seller's position, and hopefully not perceived as rude.  Most other responses would be negligent on our part and we hope you understand!

But if you prefer, please substitute any of the following responses as you deem fit:

  • The Biker Gang two doors down makes fun of him when the seller goes by on his Vesta!
  • The voices in his head told him "GET OUT!  GET OUT NOW!"
  • The home IS on top of an ancient burial ground and Stephen King has been inquiring about recent events for a new novel!
  • The next door neighbor's dog is the spawn of the Underworld and makes every waking moment a torment!  And sleep?  Don't even think about it!
  • The next door neighbor is a former 500 pound sumo wrestler, AND a nudist!
  • The next door neighbor's teenager has a speed metal garage band.  'Nuf said!
  • The ghosts in their home keeps rearranging the furniture!  At first they thought it was our home stager, but she hasn't been there in two weeks!
  • We're DOWNWIND from the local landfill and Glade doesn't make an industrial strength air freshener that helps!

We'd love to do a deal with you and happy to answer any property questions we can, but the motivation question?  No can do!

How about a positive like This house is so extraordinary and the owners are such generous people, they feel bad about keeping it for themselves, so they are going to do the ultimate unselfish thing by letting someone else own it.

Liz & Bill - This is a question I hate getting too, but don't mind asking and a majority of agents tell me the answer without even asking.  I love it when I hear they have a new job 1,000 miles away and "have to sell."

Michelle, It always amazes us just HOW much some listing agents will tell us!  Thank you for the crow bar we can use for leverage with the offer!

I love Deanna's retort.  Kudos to you for actually protecting your client's best interests.  I too am amazed at what some listing agents will say when asked and often wonder if they have their seller's permission to say it!

I think you should make your list into a poster for your office wall :)

Loved the list - I do get asked by buyer's all the time while perusing a home.  I am always curious if they think that's something they should be privy to know.

Kristin,  It's a little bit of a catch 22, depending on the answer it may put them off a bit, and definitely don't want that, but you also can't hurt your seller position either!

LOL! Awesome blog post! You know. . . I think I might have been to a couple of these houses! ;) Personally there are only a couple of things that I would want to know about before moving into the house.

1. If someone died there or was murdered in the house, (as shallow and weird as this sounds, there is a really interesting smell that never goes away, and that you literally can't get rid of, so usually you don't have to even ask.) and

2. If someone living in the house had Aids or was HIV positive (legally I believe you are not allowed to tell clients that for privacy reasons, but my daughter currently has a compromised immune system from surgery so it's necessary for us to know. It only means a bit more careful cleaning of the house is required and sellers have been fine with telling us once they know why we are asking.)

Other than those, well...Bring on the biker gangs! They are just as susceptible to amazing, oven fresh chocolate chip cookies as the next guy! ;)

Phly, Why is it that I have absolutely NO trouble picturing you taking c.c. cookies to a biker gang??

And for your situation, question 2 is absolutely understandable. 

Question 1 as the seller's agent, we'd probably be telling you to rely on your own nose, it doesn't fall into the mandatory disclosure issue here in regards to a natural death... murder, perhaps a different story!  It's a bit of a less than clearly defined area!  But bring us cookies too and I might be persuaded :)

Bill - I'll remember that if we ever decide to move to Ohio. ;) And the c.c. cookies worked beautifully with the street gang that moved into the house across from us in AZ (they were actually very sweet to us, and even helped us when we moved out). . . . Besides, they are REALLY good cookies! ;)

With a murder you can usually Google the street address and it will usually come up with a newspaper that covered the story. With a natural death, it's a little trickier, but like I said. . . the smell can get interesting. :(
