Dan: We are talking today with Mike Walker broker associate from Innovative Real Estate group, Mike welcome to the show.
Mike Walker: HI thanks for having me today I appreciate it Dan.
Dan: No problem we are talking about challengers of buying and selling these days and let's start off with those sellers I mean what is the challenge facing them I mean over the last 18 months to two years I mean they have got the message.
Mike Walker: Yeah.
Dan: You know that it’s a buyer's market and they got to price their house rights so where are they now?
Mike Walker: It really comes down to two issues. A; whether or not they can afford to price their house correctly in order to get it sold and really attempting to stay above the competition as far as how does their home show, what unique properties or what unique qualities does the house possess that’s going to make a buyer buy their over the other ten that are available.
Dan: So you are going in for the first time you are advising a seller and you say listen we have got some homes in the neighborhood they are all very comparable. This is how we have got to make you stand out fill in the blank.
Mike Walker: Yeah fill in the blank I mean it really comes down to going with you know how does the interior look and do you have somebody professionally that you can bring in interior designer or a home stager that can help with that attitude not everybody has furniture that would be considered you know designer or show home ready. So I really think that having the broker who has knowledge and has references to experienced interior design people really help out as far as staging a home and getting it prepared ready for sale.
Dan: And the next thing they are going to say to you well what do we do for marketing I am sure the realtor has a marketing plan, but I hear that I am supposed to be doing like adds on my own with classifieds and Craig's list is that what are you telling?
Mike Walker: Again it depends on what kind of competition you have in your neighborhood. However the MLS in the broker are designed to get traffic to your house. If you don’t have traffic, are there some things that you can do to stimulate the marker share you can get on Craig's list you can do the classified normally though 90% of the reason you are not getting showing is normally because it's not priced right. So really to stay in market if you price a home properly and you get it ready for sales it’s the best thing you can do for an owner so spend your time and your energy on those two items to start with.
Dan: Right let's say I got the right realtor I mean the MLS I got the sign in my yard what else can I do from a marketing standpoint?
Mike Walker: Be creative start you know see what you can do to get the public's attention whether its you know including all the appliances including you know the television that’s in the living room making sure that you are advertising that you are willing to pay the concessions that the buyer needs these days in order to get the loan and just really think outside of the box as far as marketing ploys that will get people's attention to your house.
Dan: And I know the MLS offers some resources to actually push it out and get more exposure for it talk a little bit about that?
Mike Walker: Talk to your brokers too because every broker has a specific tool that you know Metro List or IRES depending on where they are at, can utilize in getting additional marketing Efliers, other publications and websites that are out online that they can populate too, sometimes there is a cost associated with it its well worth it. The most, the biggest demographic that you can reach via the web is probably your best avenue bank for book.
Dan: All right so I am a seller what should I look for in a realtor besides who is going to tell me the highest price for my house?
Mike Walker: I think someone who knows your area, when you talk about specific areas like the highlands like Wash Park you need to know what the community is like buyers that are interested in your region want to know where the shops are they want to know what your specific neighborhood is doing and just pulling a demographic of the Denver Metro region may not give a specific idea of what your house or value looks like. So pick an agent who has specific experience in those neighborhoods or in your region because they are going to be the ones that have the best advice to give you.
