Everything you see here is reliable but not guaranteed. This market report is so brand spankin' new, it squeaks. I'll try to keep doing these every month for Catoosa. Seems like y'all are the red-headed step children of the Chattanooga market so I'll do my best to change that. These numbers cover all of Catoosa County, GA as reported to the Chattanooga MLS.

All active homes for sale: 490

Pending or contingent listings (under contract): 62

Residential listings closed (sold) during the past month: 38

Number of months to sell current actives at last month's sales pace: 12.9

 

Catoosa County, under $100,000

Active homes for sale: 99

Pending or contingent listings: 19

Residential listings closed last month: 17

Number of months to sell current actives at last month's sales pace: 5.8

Catoosa County, $100,000-200,000

Active homes for sale: 234

Pending or contingent listings: 29

Residential listings closed during the last month: 14

Number of months to sell current actives at last month's sales pace: 16.7

Catoosa County, $200,000-400,000

Active homes for sale: 132

Pending or contingent listings: 14

Residential listings closed during the last month: 7

Number of months to sell current actives at last month's sales pace: 18.9

Catoosa County, over $400,000

Homes for sale: 25

Pending or contingent listings: 0 (ouch)

Residential listings closed during the last month: 0 (double ouch!)

Number of months to sell current actives at last month's sales pace: Not ever gonna happen?

Homes in Catoosa County run the gamut from really pricey (think Windstone & Council Fire golf course communities) down to, well, not so much. Like Hamilton County real estate sales, the lower end is where you are likely to be able to sell pretty quickly, there just isn't a lot of competition out there - less than 100 homes under $100k right now. Get up over about $300,000 and there really isn't much happening.

I'll give you a little more analysis next month, when I have some history to compare to.
