Thanks, Thom! I think we have to create a new sense of normal. I'm going off the grid for five hours of brainstorming with HUD housing counselors in Tucson ... TTYL. 8-)

I want to collect a meaningful number of responses before talking about results ... I'm guessing that will take a couple of weeks or so. The  more responses we have, the more meaningful the results. I will share them as soon as it becomes feasible.

Frank and Sharon, I think you are right about a Reader's Digest style presentation. I attended a meeting with HUD counselors yesterday and we discussed up-to-the-minute changes in HAMP and HARP ... There is LOTS of information to digest. Small bites is easier.

Hi Fran,

The economy today has a lot of people up side down.  Unemployment still increasing and daily affecting the foreclosures and/or short sales. There seems to be no end.  I can just imagine what the results show.  Take care.

What I REALLY fear is the Lender's releasing ALL of their Inventory for sale as I would submit that the problem of foreclosures/etc is MUCH worse than we are seeing in the "numbers" current.  Between that, goofy loans, unemployment and TARP, I don't think the TRUE market is reflected.

Craig, I suspect that "shadow inventory" (bank owned property not on the market yet) is going to create serious price compression in many market areas over the next couple of years. If you are interested in the possible impact in your area, check your tax records and compare the number of bank properties on the MLS. There is a shocking reserve inventory across the hardest hit areas of the country.
