How Often Should You Inspect Your Rental?

At HomePointe Property Management we suggest to our clients that they let us see the inside of their rental at least once year.  Many owners decline this inspection claiming it costs money and may result in repairs.  We also suggest that our clients get a structural inspection (sometimes called a structural pest report) every two years.  Virtually all of our clients decline the offer to do this.  It can cost a few hundred dollars and that would be the main reason they decline.

The city and county of Sacramento know that rental property owners left to their own devices will not take care of their rentals.  In their effort to take care of the rental inventory in our area, they now require an annual inspection either by them or by the owner.  If the owner does it the report must be kept on file.

Having been in the business for many years I have noted that the inspections by the city and country help keep more rental property in better shape.  Of course, the cost makes owning a rental not as attractive, but it is the cost of doing business.

Roger you're exactly right. I inpsect mine once or twice a year at my tenants convenience. When they call for repairs I make them immediately. They appreciate that and reciprocate by paying the rent on time.

Critical! Critical, critical, critical! I did a 'pop-in' on a multi-unit property I co-own and was appalled by how management was maintaining the property. I called them on it, and have the impression that they got things back in relatively good order, but I know I need to get back there again soon to see how it's progressed.

I conduct property inspections twice a year (January and July) unless I have cause to believe that I should inspect more frequently.  Since popping in on tenants violates Alabama Landlord Tenant Act, I would not advise it and I would have to either insist that property owners abide by this or I would have to end the relationship if I felt it put the company in jeopardy.

In California we must have a valid reason for entering.  Necessary maintenance is one of them.  Owners should not assume anything.  They should see their rental annually and get a structural/termite/pest inspection every couple of years. 

I agee with Bill, tenants will be more likely to pay their rent to a landlord that is keeping the place in good repair.

I also check my properties regularly to make sure all is well.  I have heard such horror stories about owners coming back to be surprised about the condition of their property.  It's too easy to do what you've been hired to do.
