I have recently gotten a lot of web traffic and calls leading to listing appointments. I know where the market is right now and every listing counts, but one thing I have learned, not just in real estate, but in long established sales career, SET THE RIGHT TONE and PRICE EXPECTATION from the beginning and avoid the headaches or even losing the listing down the road.
The fluff, the pie in the sky, dreams the client many times has of OVER PRICING their home will many times backfire if you don’t tell them right up front what to expect. Send them the CMA’s ahead of time so they can SEE what homes of similar value ARE selling for. Then you can discuss the CMA's together while your with your client.
Here’s the classic line….I don’t HAVE to sell! Really? Why did you call me? No one calls a REALTOR for no reason; there is some type of motivation to sell there!
I find that my clients appreciate it when I am upfront and honest with them! Let them know what to expect, what you think the property for sale should be valued at and in line with the appraisal! More importantly what the surrounding properties ARE selling for. Sure you can put it on the market for whatever price they prefer, but at this point you’ve made yourself clear and they can’t say they weren’t warned about overpricing when they are complaining about “no traffic” on their house.
