What Gives! Is this supposed to be a buyer's market?

I have a lot of business lately here in Franklin TN(best pronounced busy-ness) without a payday for a while. Just wondering, what gives?  Just yesterday, I had showings for two buyers, in the morning and evening.  On both occasions from the time I scheduled them, (the day before) until the time they decided on their favorite house, both were under contract.  That is not supposed to happen in a buyer's market.

Around here, most offices utilize a showing service, so the typical banter between agents when scheduling showings, "how is in going", or "we're negotiating an offer right now on this one" doesn't always take place. Especially when you are trying to schedule a full day.  Besides, I don't always put a lot of weight in an agent telling me "you better hurry, we're expecting an offer", unless I know the agent personally.  Sometimes, depending on the agent, I even expect to hear that mantra.

I must say, in this case I got the message, there are a few price ranges in Franklin and Nashville where the pickins are getting slim.  If you are a buyer around here, if you see something you like, be prepared to make that move.  If you are a seller, price it right and make sure they show well.  Both of these houses were staged well.  We felt "at home" from the moment we walked in the door.

Mike - I'm seeing this also. new homes are all sold, and the best or the resales are the next in line, The refinancing of homes at really low rates will reduce the incentives for homeowners to sell. I expect a real shortage of homes in Franklin soon.

Mike - I think James missed the point. Buyers don'r understand that the buyers market is gone in Franklin.

Must be nice to live and work in Franklin TN.  I can only hope we start losing the buyers market (or more like the "lets try to steal the house mentality) down here in Atlanta soon.

It is crazy isn't it??    We are seeing it in certain price ranges....and the bottom line is....if a home is priced right...it will sell very quickly!!!    Better not wait....Good Luck!

For clarification, I am talking about the low end of the market, but some of these sellers may be moving up and not out so the question is, will we see it move upward.  Gary, my brother sells in Atlanta, so I hope you see this soon too.  Yes Deborah, it does seem a bit crazy.  Elizabeth, I think your assessment of the new home situation is accurate, especially at entry level.  James and Larry I think you both are correct, it is becoming a buyers market in certain segments Larry, and James, I forgot what normalcy is.
