Is Facebook is a complete waste of our time?

What, REALLY, is Facebook and am I wasting my time?  

  • Is Facebook a place where you tell the world how great of an agent you are?  If you are, there are alot of people that may be thinking that you are a very self centered individual.  
  • Is Facebook about getting as many "Friends" as you possibly can?  If you are, there are alot of people that may be thinking you are a self centered individual pretending to have friends that they really don't have, nor will make a real friend out of their pseudo "Friends"
  • Is Facebook a place where you post every problem that is going on in your life? If you are, there are alot of people that may be thinking you may have some serious issues that most likely will affect making a decision in selling or buying a home with you..
  • Is Facebook a place where you play games with yourself?  If you are, there are alot of people that may think that you are not the professional person that should be selling their million dollar home.
  • Is Facebook a social networking site?  Yes, but what does that REALLY mean?
  • Is Facebook your database?  Think about that one; more to come below.

Your "Friends" SHOULD be people that you would invite to some sort of social party.  That could be a family party, a business party, a neighborhood party, an ol' classmate party, your softball league party (mine is ice hockey), a company party (different from business)....and you can finish the list.

THE COCKTAIL PARTY

So, you are at a party serving cocktails, appetisers, etc.  Would you chat to all about how many listings you just got?...chat about how many people you were able to invite?...talk about your personal issues?...talk about playing some on-line game that no one knows about?  Good questions to ask yourself.  I don't have the right answers for you, but the point is to post on Facebook what you would chat about at a cocktail party.  This keeps a professional image about you.  You can still be fun and the hit of the party without looking unprofessional.

Do you have all the contact information for the people at the cocktail party?  Probably so, and if not you will get the information for future events, right?

Now here is the big question:  Do you have all the contact information in your database about your "Friends" on Facebook?  No?  You really have to ask yourself, "why not"?

So, is Facebook a waste of a Realtors time?  

Maybe, maybe not.  It very easily can be very successful if structured and planned out well.  Is a cocktail party a waste of time?  Think about the two of these and how you would act at either.  Facebook can be a huge tool for you, if you take it seriously. If it is just for fun, that is OK, but it is likely taking away from activities that will bring you more business.  My opinion is have fun and use FB as a very useful tool.  It works.


To cap this off, here is an actual  Facebook wall to wall post sent to me on Monday.  Note the last line:

Subject: We're selling the house...

and would love you to represent us.  We are having some much needed work done around here - but we won't be having the big stuff done - the Kitchen and the bathrooms really haven't been touched since 1993, and they need it.  We kept putting it off and now we're moving to Australia!  We are having the carpets replaced, hardware updated, door refinished etc, just not the big stuff.  I know this will dramatically effect the sale price, but it also allows buyers to put their own mark on the place. 

It's a great house, cul-de-sac, pool, gorgeous yard, great neighbors. I may be naive, but I think it will sale quickly.  I have had a couple of friends express interest, but I would like to get your take on pricing....

I use facebook for my business. I keep my profile and business pages seperate. I very rarely talk about real estate to my friends unless they "like" my business pages. All of my clients have come from facebook in the last year. It is a wonderful tool. I agree though you have to know how to use it properly.

I have watched too many agents Facebook themselves out of the business by ruining their reputation online. Some were pretty good agents, but couldn't keep their mouth shut...or slow down their fingers. One inappropriate post can have amazing consequences.

I use Facebook constantly, but I do avoid all of the things you mentioned in the list initially. I use my Facebook page to constantly update users on the market, and keep them informed and educated about the things that make the market tick, and change.

I would not say I use Facebook for personal crap, but instead for information that will interest those in my sphere.

Use it, but use it wisely!

Good reminders, Tim. Facebook has been of great assistance to me in generating more interest in my Wordpress/Website, and it does serve as a constant reminder to others that I am a Realtor. I try to use it in combination with LinkedIn to present a professional and complete picture of my social and business life.
