Exterior staging is NOT for the birds

Staging a home whether vacant or occupied typically results with the home selling faster.  Much emphasis is placed on staging inside of the property and little on the outside.

I preview and show a lot of properties, this one deserved a post. A few days ago I was showing a vacant property.  The home was beautifully staged, obviously by a professional.  It was listed in my estimation about 10% lower than market value.  This property has been listed for a considerable period.

So why has this property not sold?  Price, no.  Staging, no.  Features and upgrades, no. 

My buyers and I had to walk over this to get to the front door.  One picture says it all.  Staging requires frequent home checks.  Check the inflated beds increasing air when deflated.  Refresh bath towels.  Above all, be sure to have the front entry cleaned at all times.

I had a listing that had a nest of pigeons above the front door.  Every time I went over there those crazy pigeons flew out from under the soffet and pigeon poop was every where.

GREAT reminder, Leolinda.  I keep a broom in my car for the open houses I sit and ALWAYS sweep the front porch.  But that requires scrubbing or a power wash or something.  Not to mention that our wonderful desert pigeons will make nests on top of just about anything.  Always amazes me how they know a home is empty.

Juli, I couldn't wait to get my car into a car-wash after that showing.  Homeowners need to be diligent in washing and scrubbing the front entry daily.

I agree, someone should tell the listing agent or comment in the remarks to make the home seller aware of it, so they could have it addressed.
