Truth in advertising?

I was doing a lot of real estate reading late last night and found a nice slide show of what obviously was a foreclosed property.

There were a few slides that I would have left out unless you're 200% behind truth in advertising. This was the slide that most offended my real estate agent marketing senses:

I'm not quite sure what that slide is supposed to say to the viewer: hole in the ceiling, foreclosure, needs a little TLC?

Is that an electrical outlet in that hole?  Well, at least the potential buyers won't say, "They didn't show this in the pictures!"

Jim~ wouldn't it be funny if it were animated and a cat stuck it's head out with a mouse in it's mouth. Honestly, I don't know what or why some agents do what they do. My favorite are the foreclosed home pictures used from the last time it was listed and in pristine condition. Truth in advertising...NOT. Have a great day.

I think it's a good idea to include shots that show some of the defects in REO properties. Most of the REO's are rough and have been neglected for months. The banks aren't going to make repairs. Buyers need to understand that the house is not in perfect condition. Not showing at least one or two pictures of some of the defects is misleading.

Jim, is it a foreclosure?  If not, I would advise the seller to finish whatever repair that was started!

More opinions than you want to hear about.

I've seen a lot of foreclosed property with pictures of items of interest in the listing.  If the purpose is to give a prospective buyer an idea of what work needs to be done, it's probably appropriate.

Maybe it means, leak has been fixed and mold remediated.  Who knows.  It baffles me what agents will take pictures of.

I think probably the photograph was to indicate an electrica outlet is available for a ceiling fan, light  fixture, etc. I can't be sure, but it looks like one of those heavy-duty outlets, maybe for 220? Not a pretty sight, but perhaps useful to a prospective buyer.

That might not be so bad with an explaination - like Chris Ann said, maybe it's proof of something positive. Just the picture though... Gives a really bad impression!

Jim, I've taken some shots like this one... - with an explaination, when I'm selling a home 'as is' that needs alot of work....Just to save agents/buyers time that would not want to tackle repair issues...
